CUSTOMER STATED : Leak under kitchen sink and half bathroom has a leak. TECHNICIAN NOTES : Out to the residence today for the tenants concern of a leak under a kitchen sink and for a leak on the powder bathroom. Kitchen sink is leaking from right side basket strainer and from broken 1 1/2 inch drain trap arm. Drain trap arm has cracked causing the leak. Powder bathroom toilet is leaking due to defective 3 inch flapper and cycles consistently due to a defective fill valve. Customer also brought us to the full guest bathroom upstairs where the tub/shower is draining slowly. While on site today we also found a defective single union watts pressure regulating valve located in the garage behind the existing water phister system. RESOLUTION : Performed minor rebuild on powder bathroom toilet. Replaced right side basket strainer for kitchen sink and made modifications to the kitchen sink drain. CUSTOMER STATED : shower water won't stay hot TECHNICIAN NOTES : Out to the residence today for the tenants concerns of the master bathroom tub / shower not staying hot when water is turned on. After investigating, I found a malfunction with the 3 handle tub/shower valve which is causing the hot and cold water to mix. I recommend replacing the existing 3 handle shower valve for the master bathroom of the home. There is access to the valve which can be created by cutting drywall in the full hallway bathroom on the upper level of the home. Tenants also stated they have been getting low water pressure since we replaced the existing pressure regulating valve a few weeks ago. When I tested water pressure, pressure reading read 30 PSI. I have adjusted the new pressure regulating valve and have set the water pressure to be at 50 PSI. RESOLUTION : Need to submit estimate to resipro for approval. No repairs made today. Customer States: They are running out of hot water too fast. Especially when more than one fixture is used. Tub drain in master bathroom is slow. Technician Notes: Out today to look into potential issue with the water heater and a tub drain. Water heater is a 40 gallon natural gas Rheem manufactured in December of 2022. I tested water heater for any issues. Heat setting was turned all the way up. Hot water flowed from three handle shower valve tub spout for 8 minutes. Higher flow/ GPM valve. No irregularities in the amount of hot water. Tub drain was draining slow due to the push stopper washer being turned upside down. Also measured pressure at 90psi. This is over code. Attempted to adjust PRV, this did not work. High pressure can contribute to running out of hot water faster. Resolution: Set water heater temp to 140, was at 150 upon arrival. This should not be set all the way up. Fixed tub drain by flipping washer. Replaced the Wilkins double union PRV in the garage and set pressur

TECHNICIAN NOTES: - We visited your residence today to address your concern about slow draining in the tub/shower and vanity sink in the full guest hallway bathroom on the main level. - Upon arrival, we discovered that the pop-up in the vanity sink was not functioning properly, which was causing the slow drainage. - Further investigation revealed that the pop-up rod of the existing faucet was hitting the underside of the valve, preventing it from functioning correctly. - Additionally, while diagnosing the slow draining tub, we found a trip lever inside the waste and overflow plate that was no longer necessary due to an updated tub drain. We have removed the trip lever. RESOLUTION/RECOMMENDATIONS: - We have successfully removed the trip lever from the tub waste and overflow assembly, and as a result, the tub/shower in the full hallway bathroom now drains properly. - We attempted to use other pop-up rods with the existing faucet but were unable to resolve the issue. - To fully resolve

Out today to address tenant concerns of extremely low flow of hot water in the hallway full bath tub/shower and overall low flow of the kitchen sink. The shower appears to need a replacement of the moen posi-cartridge with something blocking the hot water flow. I removed the supply lines in the kitchen and tested the flow directly from the shut off with a new supply lines and was able to determine that the flow is adequate but debris seems to have lodged in the faucet itself which. would require replacement Amount approved over the phone with Sean Garcia to complete work at $515.00 Please submit and WO WILL HAVE been updated to match price. WHOLE HOME PRESSURE IS LOW ON THE HOT SIDE AT EVERY FIXTURE.

Customers daughter threw something down the toilet which caused it to clog, tech used closet auger to clear the blockage inside the toilet to resolve the issue. Toilet is less than 5 years old. Does not recommend replacing at this time.
