Responded to service call for a leaking Bradford White 50-gallon natural gas water heater, approximately 10 years old. Diagnostic inspection revealed a pinhole leak on the bottom skirt of the tank, requiring full unit replacement. Successfully installed new A.O. Smith ProMax water heater with proper connections to existing water lines and gas supply.
Diagnosed furnace with no heat due to seized draft inducer motor and severely rusted burner assembly. Visual inspection revealed significant corrosion throughout system, including suspicious areas on heat exchanger. System approximately 15 years old has reached end of useful life; recommended replacement options rather than repair due to extensive deterioration and age of unit.
Diagnosed and serviced in-floor heating system that was failing to operate properly. Found zone valve at boiler was seized in closed position, preventing proper flow to garage zone. Applied lubricant to free the seized valve stem and manually exercised component until proper operation was restored. Tested system functionality and confirmed heat delivery resumed to garage floor system. Customer advised that replacement of zone valve plunger assembly may be necessary if issue recurs.
Responded to no heat call and found inducer motor heavily saturated with water. Cleared debris from condensate drainage system, particularly from the blue strainers at drain connection points. Tested system by pouring water through exhaust pipe and drain tubes, confirming proper flow through trap and drain line. After reassembly, monitored furnace operation for approximately 50 minutes total with consistent condensate drainage and no water accumulation in inducer.
Responded to emergency service call for high CO levels. Discovered intake was completely plugged with ice and both intake/exhaust improperly terminated. Replaced incorrect pressure switches which were allowing furnace to operate with obstructed intake. Found significant mineral buildup in exhaust pipe and determined heat exchanger may be partially plugged. Emergency furnace replacement scheduled due to safety concerns.
Responded to no-heat call for two 11-year-old Reznor unit heaters in wash bays. Diagnosed and replaced failed thermostat on larger unit and discovered concentric vent intake issue causing exhaust recirculation; temporarily disconnected intake to allow unit to draw room air. For smaller unit, cleaned flame sensor which restored operation. Noted larger unit's fan motor and control board showing significant deterioration. Scheduled follow-up with service advisor to evaluate complete replacement options for both aging units.
Diagnosed inoperative 4-year-old Amana heating system with no heat complaint. Verified gas supply and proper voltage to gas valve, identified valve sticking issue as root cause. Successfully unstuck valve to restore system operation and initiated warranty parts order for replacement valve.
Responded to no-heat service call, found blower motor completely seized with significant oxidation and corrosion. Inspection revealed large cracks in multiple heat exchanger cells, including through the high limit and on the far right cell. Due to critical safety concerns with the compromised heat exchanger, scheduled emergency replacement service for the following day.
Responded to service call for HTP boiler shutdown issue. Diagnosed E29 error code indicating faulty pressure switch. Found pressure switch incorrectly remaining closed when inducer motor not running (should be normally open). Reset boiler for temporary operation and cleaned spiderwebs from intake vent. Recommended replacement of pressure switch for permanent resolution.
Performed annual maintenance on 3-year-old furnace and 4-year-old boiler systems. Conducted comprehensive inspection confirming both systems are operating safely with clean flame sensors and ignitors. Preventive maintenance included clearing condensate drains and confirming filter condition, with combustion analysis verifying optimal efficiency (94.3%) and safe CO levels (14 ppm).
Performed annual furnace tune-up on 10+ year old system. Conducted comprehensive inspection confirming proper combustion (95.2% efficiency verified by Testo analyzer with CO levels at 14 ppm), cleaned flame sensor and ignitor, checked electrical connections, and confirmed clear condensate drains. System is operating safely with no issues identified.
Performed annual membership tune-up on 1-year-old Lennox furnace. Confirmed system is clean, operating safely with good filter condition, and properly maintained flame sensor and ignitor. Combustion analysis indicated excellent efficiency (97.1%) with normal CO levels and proper air/fuel mixture.
Performed routine tune-up on 15-year-old Trane furnace, confirming system is currently burning safely. Noted concerning condition of heat exchanger requiring monitoring and loud inducer motor posing reliability risk; documented visible water damage near system. Recommended customer obtain quotation for replacement system due to age and condition issues.
Replaced failed condensate pump that was causing furnace leakage. Performed diagnostic camera inspection revealing significant corrosion in the heat exchanger area and mouse intrusion. Discussed with homeowner the need for future repairs due to deteriorating components and recommended duct cleaning to address accumulated dust and pest contamination.
Diagnosed no heat complaint on shop's Modine garage heater. Discovered seized inducer motor despite unit being only approximately three years old. Removed inducer assembly, confirmed wheel was rubbing and preventing rotation. Identified FASCO U21B motor (model #712111734, 115V/60Hz/2.7A/3000RPM) as failed component. Replaced inducer motor to restore proper heater operation.
