Customer turned the thermostat up, the boiler turned on and the circulator also turned on. Checked the water temperature coming out of the boiler to the mixing valve-187*, coming out of the mixing valve-102* the stem is seized on the mixing valve. Recommend replacing the mixing valve. Picked up part. Replaced the mixing valve. Adjusted the temperature at the sink to 122-124*.
