Performed a heating pm on an oil furnace. Brushed and vacuumed. Replaced the oil filter and nozzle. Checked the air filter. Customer recently replaced it. Started and checked the safeties. Performed a combustion test. System is operating properly. The furnace is older and the oil line goes into the floor at the tank and coms up by the furnace. Recommend replacing the line.
Performed oil pm on boiler and ac pm Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 8.8%o2 8ppm co 0 smoke Visually inspected indoor evap coil and blower compartment Checked all electrical connections and safeties Checked volts and amps Visually inspected air filter Rinsed condenser coil Blew out drain line and poured water to ensure properly draining Tested condensate pump Checked refrigerant levels Checked capacitor Took temps While performing the ac maintenance we found the condenser coil had a high buildup. Was able to get the buildup off with water but recommend rinsing the condenser in the future.
Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 7.8%o2 3ppm co 0 smoke While performing the maintenance we found the porcelain on the nozzle assembly was broken and missing a very large section. After getting customer authorization we replaced the porcelains with new ones. Started and tested the system.
Isolated and drained the domestic water coil. Removed and installed a new Caleffi Mixing Valve. Adjusted the mixed water temp to 127-135*F.
Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 9%o2 18ppm co 0 smoke Upon arrival when watching the furnace start up we noticed the burner motor sounded worse than last year and is getting close to failing. After getting customer authorization we replaced the burner motor. Started and tested the new motor. Unit is working properly. Replaced air filters
Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 7.0%o2 0ppm co 0 smoke
Valved off old water heater. Drained old water heater of water. Cut out and removed old water heater. Installed new 50 gallon electric water heater with nearby piping. Installed Taco leak breaker on the cold water line. Filled water heater up and purged air from the water heater. Started and tested the water heater.
Performed oil pm on oil furnace Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 4.7%o2 12ppm co 0 smoke While performing the maintenance we found very high levels of sludge on the oil filter. Recommend getting sludge additive for the oil tank. Also found a flue pipe 90 for the water heater is starting to rot and fall apart. Taped the section for now but recommend replacing the 90 before the corrosion gets worse. Flue pipe repair is $50.00 6 inch flue pipe Greg’s chimney 203 630 1976 Sept 15th 9 am
When arrived, the blower at the furnace was running. Checked the system and found the Fan Switch on the thermostat was turned on. Turned the switch off and the blower turned off. Set it to cool, the blower turns on but the condenser did not start. The contactor was pulled in and there was 247 volts at the unit. Checked the capacitor, found both sides of the capacitor are bad. The capacitor is the component that starts the compressor and the fan motor. The capacitor needs to be replaced. Replaced the capacitor, started and tested. System is operating properly, 56*F discharge air.
Removed old combustion chamber, gasket, and debris. Installed a new combustion chamber and gasket. Started the boiler and let it run for 25 minutes for the chamber and adhesive to cure. Perform combustion and smoke tests. Pressure relief: Drain pressure from the system. Remove old pressure relief and install new pressure relief. Fill system back up with water. Purge air from all zones. Start and test system for proper operation.
Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 5.5%o2 4ppm 0 smoke
Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 6.9%o2 0 ppm co 0 smoke While performing the maintenance we found the oil line is starting to corrode. Since the oil line is in the concrete the lime in the concrete is starting to oxidize the copper. Would recommend replacing the oil line in the near future. Also found the water heater is from 2014. Would recommend replacing that in the near future as well. Typically recommend replacing water heaters every 10 years. Had to cut the metal on the furnace where the oil line enters since we could not remove the strainer housing. Made the hole larger and now the strainer can be easily removed. Oil line is roughly 20 feet
Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests 6.8%o2 3ppm co 0 smoke
Performed 2 oil pms Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests Furnace- 7.5%o2 40 ppm co 0 smoke Water heater- 7.1%o2 3ppm co 0 smoke While performing the maintenance we found very high levels of sludge in both oil filter canisters. Would recommend getting sludge additive for the oil tank
Checked the RTU, the unit was off on system lock out. Reset the unit, the blower started then the compressor. The condenser fan motor started but was moving very slow. The fan motor is bad and needs to be replaced. Picked up new Fan motor and installed. Replaced the capacitor. Started and tested. Checked the pressures. System is operating properly.
