Andrew was here to clean our furnace today, and as always did a fantastic job. He found a few minor things that needed replacing and showed me the parts. Also, after 30 years of boiling hot water, he said our mixing valve needed replacing, must of asked a dozen plumbers and furnace people over the years with no results. These people are the real deal, so happy we have them!

Customer turned the thermostat on, the damper opened and circulators turned on but the burner did not light. Found the pilot flame was out. Lit the pilot and checked the thermocouple. The main burner started. Cycled several times. System is operating properly.

Brought the customer down to show them the condition of the unit. Would recommend starting to think about replacement. The unit is from 2000
Performed a heating pm on an oil furnace. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Replaced the air filter, customer supplied. Started and checked the safeties. Performed a combustion test. 6.2% o2, 26 ppm, 87.1% efficient System is operating properly.

Upon arrival unit was off. Customer stated the boiler was leaking a large amount of water from the pressure relief valve. Turned unit on and found when the boiler heats up the pressure rises up over 30 psi which causes the pressure relief valve to release water. The extra pressure when the water heats up is from the expansion tank going bad. The expansion tank holds extra pressure for when the water heats up and is supposed to keep the boiler pressure constant. After getting customer authorization we replaced the pressure relief and expansions tank. Drained water from the system. Removed old pressure relief and expansion tank. Filled system back up with water. Bled main loops of the boiler and went to each radiator and bled every one. Started boiler up and went to all radiators to ensure they were heating up properly. Unit is working properly. Boiler pressure when leaving was 21psi

Performed a combustion test. 4.8% o2, 32 ppm, 84.6% efficient System is operating properly. Replaced (4) circulator gaskets that have been leaking and (1) hivent that had corrosion on it. Filled the system and purged.

Opened valves and adjusted the water pressure. The boiler is getting up there in age(approx 1996). The boiler is a steel boiler which are normally rated for about 15 yrs.

Drained pressure from the system. Cut out and removed old mixing valve. Installed new mixing valve and nearby piping. Filled system up with water. Started and tested the system and made adjustments as needed. Had consistent 118-122 degree water. Unit is working properly
Checked the air handler, there was 120 volts going to the unit, did not have any power coming out of the transformer. The transformer is bad. Replaced the transformer inside the air handler. Started and tested.
