After getting customer authorization we replaced the old contactor with a new one. Unit is working properly. Noticed the compressor amps are starting to get high. Compressor amps were 14.2 out of 17.9. Would recommend replacing the unit in the future.

Checked system, the system is low on refrigerant. Added 1 lb 4 oz R22 to the system. 64*f supply/ 79*f return. System is operating properly. It is an older system. Recommend replacing due to an older R22 unit.

Checked the temperature at each thermostat. Each one is reading correctly. Checked the operation of the 3 zone dampers. The first floor zone is stuck in the open position. The damper needs to be replaced.

Upon arrival system was off. Customer stated that when they last ran the ac the copper lineset and condenser started to freeze up. Hooked up refrigerant gauges and turned the unit on. The condenser turned on but the indoor blower motor did not start. Checked the capacitor and it was good. Gave the blower wheel a push and the blower started to turn but then slowly came to a stop indicating the blower motor is bad. After getting customer authorization we replaced the indoor blower motor. Started and tested the system. Unit is working properly

Performed an A/C pm. Blew out the drain line, customer the air filter. Rinsed the condenser. Checked the electrical connections, tested the condenser in full load mode. checked the pressures and temps. 51*f supply air, 72*f return air. System is properly charged. System is operating properly.

Upon arrival unit was turned off. Turned both zones on and the indoor blower started. Went outside and found the compressor was running but the fan motor was not. Opened the electrical compartment and found an old mouse nest. Inspected all wiring and found no chewed up wires. Tested the capacitor and found it was still good indicating the fan motor is bad. After getting customer authorization we removed the old fan motor and installed a replacement universal motor. Turned system on to check polarity of the motor. Hooked up refrigerant gauges and found the system had no pressure in it. Notified the customer and gave them the option of filling the system with a replacement refrigerant to get the system running for the immediate future or removing the new fan motor. Customer wanted the fan motor removed. Removed old fan motor and left the outdoor unit off. Running the system with no refrigerant will cause long term damage to the compressor. Customer did not want the fan motor reinstalled.

Checked both systems. The 1st floor system had no power. Found the breaker tripped. Reset the breaker and the condenser started. Checked the amps of the compressor, 7.5 amps. 1st floor system is operating properly. 2nd floor was not on cooling just fan. Set the remote to cooling and checked the charge, added 9 oz R22 to the system. 49*f discharge air.

Upon arrival unit was off. Turned unit on and it fired but was making a lot of noise. Saw water pooling around the base of the boiler and took the top of the boiler off to look for where the water was coming from. Found both seams of the boiler were leaking externally. Also looked into the boiler chamber and found the inside of the boiler had water in it. Opened up the boiler door and had water pour out from the combustion chamber. Water is leaking inside of the boiler and making it hard for the boiler to establish a flame. Left the burner and boiler off. Took pictures for a replacement quote.

Checked system. The air filter is clean and the system is on. Checked the charge, found the system is low on refrigerant. Added 3 lb 6 oz R410a to the system. 62* discharge and and still dropping. System is operating properly. Recommend having the system serviced yearly.

Attempted to clean them with just water but the buildup was too thick. After getting customer authorization we chemically cleaned both condenser coils. Removed the access cover for the evap coil and inspected the coil for the UV dye. Found dye on the end bends of the coil. The leak is not repairable. Gathered info to see if the coil is under warranty. It was installed 6/05/18.

Performed an A/C pm on (2) ductless systems. Blew out the drain line, cleaned (3) condensate pumps and tested. Washed the air filters. Rinsed the condensers. Checked the electrical connections, checked the temps in heating and cooling. Heating 1st fl- 119-124*f, 2nd fl- 123-125*f, cooling 1st fl- 53-55*f, 2nd fl- 54-56*f. The systems are properly charged. System is operating properly. Also gathered info for quote for the attic.

Checked system, the air handler started, but the condenser did not. Checked for power at the contactor and capacitor. Found the capacitor was bad. Replaced the capacitor, started and tested. Checked the pressures, and rinsed the condenser. System is operating properly.

Upon arrival unit was on. We found the condenser fan was running but the compressor was not. Opened up the electric compartment of the compressor and found a chewed up wire for the capacitor had burnt off and disconnected the wire. The capacitor was reading ok but had visible damage to the terminal. After getting customer authorization we replaced the 40/5 capacitor, removed the damaged section of wire, and replaced the wire terminal. Started and tested the system. Unit is working properly.

Upon arrival unit was turned off with breakers off. Turned unit on and the compressor and outdoor fan did not start. Checked the capacitor and found the fan side was open internally and the compressor was only reading 23 when it was rated for 50. Replaced the capacitor with a turbo200 universal capacitor and started and tested the unit. Refrigerant levels were good. Checked amp levels and found the compressor was running at 13 amps out of 14.8 which is very high. Took pictures and measurements for a replacement quote.
