Checked the furnace, the zone panel was blank. Checked for power at the furnace and zone panel, the stair switch was on. Started to remove the firematic plate above the furnace and the lights lit up on the zone panel. Found loose wire connections in the wire nuts inside the box. Tightened all wires and the furnace started properly.
Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. 5.4% o2, 29 ppm, 84.6% efficient System is operating properly.
Upon arrival unit was on but was off on reset. Pushed the reset button and the unit started up but was rumbling slightly. Checked oil flow at the burner and had a clean and steady stream. Checked the ignition transformer and it was good. Checked the nozzle and found carbon and oil buildup on the nozzle and in the blast tube. Replaced the nozzle and cleaned up all carbon and oil residue. Started the unit and performed combustion and smoke tests. Unit is working properly. 7.1%o2 1ppm co 0 smoke
Performed a heating pm on (2) Gas Furnaces. Checked the electrical connections, cleaned the flame sensors. Checked the gas pressures. 1st- 6.8” wc incoming/ 3.1”wc manifold 2nd- 6.7”wc/ 1.7”/ 3.3”wc manifold Started and checked the safeties. Performed a combustion test. 1st- 9.3% o2, 13 ppm, 78.5% efficient 2nd- 11.3% o2, 13 ppm, 94.0% efficient System is operating properly. While performing the maintenance, noticed the 2nd fl furnace did not have a service switch or any way the turn the power off except for going to the breaker panel to kill the power. Installed a 2x4 box, switch and a gas switch plate at the furnace. When the blower turns on for the 2nd fl furnace, there is an arcing noise coming from the relay on the circuit board. Recommend replacing the board before it goes bad.

The display was not coming on. Took the thermostat from the first floor and tested it on the second floor subbase. With the thermostat switched it powered on indicating the thermostat is faulty. After getting customer authorization we replaced the second floor thermostat with a new one. Programmed the thermostat and tested operation. Unit is working properly

Performed a combustion test. 4.6% o2, 39 ppm, 80.5% efficient System is operating properly. While performing the maintenance, noticed the circulator gaskets are corroded. Recommend replacing them.
Upon arrival customer stated the thermostat was following a schedule despite them never programming one. Went through the settings and could not find the setting for turning the schedule off even after resetting the thermostat. After talking with the customer we found they typically leave the house at a constant temp and don’t often change the temp set point . Went into the schedule and set all set points at 72 so the thermostat will always keep the house at a consistent temp. If the thermostat has any other issues it will need to be replaced. Told customer to call within a month is any issues arise or they still want a new thermostat. When attempting to go in with the paperwork we found the thermostat had adjusted itself and set the set point to 83 without anyone touching it. Physically watched the thermostat set point going from 83 to 72 and back showing the thermostat is definitely malfunctioning. After getting customer authorization we replaced the thermostat with a new one. Turned
Removed old circuit board and installed a new circuit board. Started and tested the unit. Unit is working properly.
Removed and installed a new Burnham IQ Board. Started and tested. System is operating properly
Customer had a smell in the house. The burner turned on for 30 seconds then shut off. Found the blower motor was not turning on. Checked for power at the board. The relay clicks but no output power from the board to the motor. Jumped out the motor and it does start properly. Tied the blower motor wire directly into power to get the customer heat. The circuit board needs to be replaced. The supply houses are closed. We will call them on Monday.
The burner was running when arrived. Checked the oil flow, and transformer. The transformer is showing signs of getting weak. Recommend replacing in the future. Removed the nozzle assembly and found the nozzle all black with carbon on the on the end cone. Replaced the nozzle, started and tested.

Took the fitting apart and inspected it. Fitting looked good still but we did see a small amount of oil residue on the oil line. Also saw a small amount of oil coming from the bleeder screw on the filter canister. Put a small amount of pipe dope on the threads to help create a better seal. Sprinkled oil absorbing powder down and watched the fitting for the remainder of the maintenance. Fitting is not leaking oil any more.
