Excellent Service

Larry was familiar with past services on our furnace, and quickly evaluated the need for a new valve control on our furnace to prevent overheating in one zone. He and his helper did annual maintenance on the furnace. They will be back to change a couple of parts once they are received.

Heating System Maintenance Boiler: Arrived at the client’s home to perform routine maintenance on the boiler system. Inspected and cleaned the burners, heat exchanger, and combustion chamber, checked all safety controls and pressure gauges, and tested the circulator pump for proper operation. Flushed any sediment buildup and verified proper water pressure and temperature settings. Conducted a full operational test to ensure consistent heat distribution throughout the home. The boiler is clean, running within manufacturer’s specifications, and ready for reliable heating.

Valved system off and drained some water from the boiler. Removed and installed a new circulator pump with a flow check in it and installed a new top for the Hi-vent. Filled and purged. Started and checked the operation.

Performed a combustion test. 3.4% o2, 28 ppm, 85.5% efficient System is operating properly. The upstream bedroom zone is heating due to the flowcheck inside the circulator is not closing fully allowing some water to go through the zone when it is not calling. Recommend replacing the circulator and Hi-vent on the air scoop. We will have the office schedule the replacement.

Customer turned the first floor thermostat on. Checked the boiler, did not hear the circulator turn on. Checked for power. Had 127 volts at the aquastat and at the circulator but it’s not turning on. The circulator is bad and needs to be replaced. Customer would like to replace the first floor thermostat also. While working on the circulator, noticed that the extrol tank was full. Recommended replacing while the system is draining. Drained the system and replaced the circulator and extrol tank. Filled the system and purged. Removed the thermostat and installed a Honeywell T4 thermostat. Started and tested.

Recommend having the chimney cleaned before the debris fully blocks the flue pipe entrance.

We found the refrigerant line connections were made with silver solder instead of braze. Manufacturers say in the install manual not to use silver solder since it is not rated for higher pressure refrigerants. Also found the second floor unit was low on refrigerant. The manufacturer calls for 10*sub and the u it was only at 2.5*. After getting customer authorization we added 11oz R410A to the system bringing the subcooling up to 13*. Unit is working properly
