Water heater repair complete in Lone Tree! Customer called with lukewarm water and occasional rumbling sounds from their Bradford White gas unit. Diagnosed multiple issues during inspection - pilot light would light but main burner wouldn't stay on consistently. Found thermocouple was failing and needed replacement. Also discovered significant sediment buildup causing the rumbling noise and efficiency loss. Drained and flushed tank completely (water was seriously dirty!). Replaced thermocouple, cleaned burner assembly, and checked gas valve operation. Everything working properly now with good strong flame pattern. While I was there, noticed their TPR valve was showing signs of leaking, so replaced that too for safety. Set temperature to 120° - they had it dangerously high at 140°! Verified proper venting and combustion air. The whole system is running like new again. Customer super happy to have reliable hot water back.
