Having used Southside Plumbing in the past, they are a great company. Excellent customer service and easy to work with. Our service tech, Chris, was very professional and knowledgeable. The only concern I have is; why does it cost almost $400 for 1/2 hour of work? That's a rate of $800 per hour for labor. I understand that there is a trip fee built into this rate, however, $800 per hour is quite steep. The materials used did not come to much.

Chris was on time and very thorough. He took the time to explain every aspect of the water heater, sump, and water pressure concerns I had. Replaced the sump, fixed the water pressure, and gave me information on replacing the water heater when it was needed. He left the job as clean as he found it. I couldn't be happier.

The dance studio located in the shopping center has an individual 40 gallon water heater. The water heater was shut down by an excel technician due to the vent pipe being disconnected. The excel tech noted the vent pipe was disconnected and laying loose on the roof of the building. Southside Plumbing inspected the attic space and discovered the vent is disconnected in the attic as well. The vent will have to be reconnected in both places before the heater can be returned to service safely.
Pricing to replace an electric water heater was sent via email
Southside Plumbing worked on the master shower yesterday and now the client is experiencing low pressure and temperature issues. The showerhead was removed and debris was cleared from the showerhead to restore the pressure. The cartridge was replaced, and the temperature appears to be normal.
The shower arm is leaking down the wall and onto the floor causing wet carpet and damage to the baseboards. The arm was removed and new teflon tape/thread sealant was applied to the threads. After properly securing the shower arm back into the wall, the leak appears to have gone away.
The master shower is experiencing a squealing noise coming from the diverter seal. The diverter was replaced with a new one and the noise has stopped. The shower in the hall bathroom is running only hot water and cannot be used safely. The internal cartridge was replaced and the cold water pressure has returned. Other fixtures were also inspected and there seems to be an intermittent pressure issue throughout the home. We believe there is either a pressure regulator that is going out or there may be a main valve for the building that is not open all the way causing inconsistent pressure. The main valve to unit D is open all the way.
The hose bibb located in the front yard was replaced with a new unit from Woodford. The new unit is a model 17.
The mop sink faucet is continuously leaking into the mop sink. Southside Plumbing will replace the mop sink faucet with a new unit. The faucet was replaced at the tenants request.
Today we put in a new sump pump, with check valve and routed the line to the side of the house. The right side sink in the master bathroom I put on a new pop-up assembly, cleared out the drain that was fairly full. And repair the leak on the P-trap. Tested that works great. Glad that you saw the sink that was leaking before leaving. I put on a new half horse garbage disposal and flange. The flange was completely rusty and was not attached to the kitchen sink at all. Replaced Florestone pressure fit gasket on shower pan in master bath. Tested and all good.
I recommend replacing and repiping both supplies for the kitchen sink faucet. Both hot and cold have 1 emergency stop for 2 fixtures. The faucet has 1 hot and 1 cold and they also got to the dishwasher and the instant hot. I recommend repiping both but for now, only the hot is not working. This will replace the bad shutoff valve that isn’t allowing anything to pass through it. After repiping the hot side of the kitchen sink faucet, I tested all work for leaks and functionality. I also tested house pressure and tested the temperature of the hot water (seemed very hot to me). The water pressure on the front left side of the house was tested to be 75 psi. The temperature of the hot water at the single handle kitchen sink faucet was 149.2°. The water heater was set on A. This suggests the thermostat is running a bit high. I would keep an eye on the water heater and turn it down. 150° water can scald in less than 1 second. I would set the water heater to hot. ** All work to the kitchen is
Customer had a leak in irrigation valve on the mainline tree. The irrigation line is piped in copper. The entire house is piped in CPVC. The house is 20 years old. I would not recommend using the plastic ball valve on the plastic cpvc line. The main shutoff valve works. This is the valve that should be used if the water needs to be shut off. We talked about repiping the whole house in pex to protect the home from future problems with the cpvc. I gave an estimate of 16-19k to repipe the house. It depends on how many fixtures, if any, will be replaced. The price can be narrowed down when they are ready to move forward
Performed preventative maintenance on basement sump system before rainy season. Dismantled and cleaned pump impeller which had mineral buildup. Tested float switch operation - functioning properly. Verified check valve operation. Cleaned pit of debris and silt. System performing optimally now at 25 GPM discharge. Also inspected battery backup - replaced batteries as they were at end of life cycle. System now ready for heavy precipitation.
Completed installation of a new 50-gallon Bradford White water heater. Removed old unit which had significant sediment buildup. Updated gas line connection with flexible piping for earthquake safety. Added expansion tank and brought relief valve discharge up to current code. Set temperature to 120°F for optimal efficiency and safety. Homeowner now has reliable hot water and unit is operating at peak efficiency. All work meets current building codes.
