Work Performed Responded to a no cooling call where the client reported no air conditioning all weekend. They tried turning the cooling on again the night before my visit, and it seemed to start working. Upon arrival, I found that both the heating and cooling were running at the same time. After troubleshooting, I traced the issue to a stuck relay, which was causing the heating contactor to intermittently activate even when there was a call for cooling. This caused warm air to blow through the vents and prevented proper cooling. I also discovered that the boiler and hot water tank were not operating properly. The boiler was cold to the touch and was stuck in an ignition loop, repeatedly trying to restart. It eventually fired up just before I left. This home uses a high-velocity air handler that works with a boiler-fed coil for heating. Since the boiler wasn’t providing hot water to that coil, the heat side effectively shut down — which may be why the cooling finally started working
Client reported no airflow to a bedroom vent. Inspected ductwork in the basement and removed an access panel to investigate. Located and adjusted an air damper in a difficult-to-reach area above the ductwork. Opened the damper, successfully restoring airflow to the affected bedroom. Performed maintenance on the Daiken ductless system. Filters were heavily clogged with drywall dust and were cleaned thoroughly with a hose. Inspected and cleaned both the indoor and outdoor units, including the condensate drain. System is now running well in both heating and cooling modes. Also discussed the client’s Reliance-rented water heater and outlined the long-term benefits of owning equipment outright. Sent an estimate for a Navien tankless water heater as a high-efficiency ownership option. Service Summary Responded to a no cooling call. Found system intermittently cooling. This is an older R-22 air conditioner manufactured in 2003. System is low on refrigerant, causing erratic pressure and poor cooling performance. Advised client that R-22 is a phased-out refrigerant, making repairs more limited and costly. Discussed the option of adding UV dye and leak sealant along with an R-22 top-up to potentially locate and slow the leak. Clearly explained that there is no guarantee this will be effective or that it won’t negatively impact the compressor or other components. If the leak is large enough and UV dye becomes visible, future repair may be possible. Client is not interested in replacing the furnace at this time but was provided with air conditioner-only replacement options. Work Performed: Performed air conditioner maintenance on a KeepRite unit, estimated to have been installed around 2015. Results: Overall system is operating normally. Noted the capacitor was reading slightly low. Advised client on preventative replacement, and the capacitor was replaced with their approval to ensure continued reliable operation. Furnace and Heat Pump Installation AHRI#212614955 Installed furnace and air conditioner
IBC combi boiler maintenance and inspection Performed flush on heat exchanger, found moderate buildup, nothing concerning. Cleaned condensation trap, large buildup inside but again nothing concerning. Performed Combustion analysis as per manual to determine if heat exchanger should be disassembled for cleaning. All readings were well within spec and system is burning clean and efficiently. Customer stated there was a loose wire to the ventor motor but he has it fixed with a ziptie to ensure proper connection. Was very gentle around that part of the boiler as i did not want to cause any problems and cause a lack of heat or hot water Found no problems or concerns during maintenance, boiler is in good shape at this time.
Fireplace repair - thermostat wires are a thin gauge wire, spun together. Switch is not opening gas valve. By passed switch and the unit immediately fired. Installed remote control and cleaned up system Tested and fully operational.

Installed a dehumidifier at a residential home. We positioned the unit to maximize moisture control in the room.
Comfort club maintenance Furnace: Furnace venter motor housing has split and leaking water. Highly recommend replacing motor before winter season. Over all furnace is in great shape. No other issues or concerns found. Air conditioning: Inside the outdoor unit a mouse nest was found. Removed compressor cover and found the insulation inside the cover was eaten away. Customer will leave compressor cover off going forward to prevent mice entering and making a nest. Over all air conditioning unit was clean and in good shape. No other issues or concerns found.
