Furnace maintenance and deep clean Cleaned and inspected furnace Inspected all electrical equipment Tested gas pressure Tested drainage Tested safeties Performed combustion analysis Deep clean of blower cabinet
Installed humidifier and tested. Set for 40%RH
Furnace Maintenance: Water damage found under the draft inducer motor, recommend replacing to avoid further water damage. Requested a quote for new ventor motor from our quoting team. Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently.
2017 Fireplace – Maintenance Performed full maintenance on the 2017 fireplace. Glass was very dirty from lack of recent maintenance, so cleaned and vacuumed the unit thoroughly. Inspected burner, pilot, logs, and overall condition — no concerns noted. Thermopile reading strong at 660 mV DC. There is a 120V wire roughed in for a fan, so a blower can be added if desired. Also advised that a remote control can be added(can act as thermostat and easy operation when seated) — estimate will be sent. Recommended annual maintenance going forward to keep the fireplace clean and operating reliably.
Furnace Maintenance: Flushed the condensate P-trap and drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently.
Furnace Repair: Draft inducer motor bearings are shot, Reccomend replacing to stop the noise. Requesting a quote from Office. Water damage found under the draft inducer motor casing, starting to part. Water Damage located under the right side collector box plug, added teflon tape to the plug to stop future water damage. .
Furnace Maintenance: Flushed the condensate drain lines to maintain clear, efficient flow. Checked pressure switch tubing to ensure reliable performance. Cleaned and polished the flame sensor for optimal ignition. Ran full diagnostics to confirm the system is running smoothly and efficiently.
2008 York 2-Stage Furnace – No Heat Call Responded to a no-heat issue and found the inducer high-temperature limit switch heavily corroded. Advised the client and proceeded with a full clean and service. After cleaning and tidying the connections, the limit switch is currently functioning. Checked all electrical circuits, amperage draw, and performed combustion checks. Cleaned the furnace as needed. Cleared drain lines. No safety concerns noted at this time, but the limit switch may have internal damage. If the issue returns, recommend replacing the inducer limit switch. Client inquired about rental water and I provided an estimate for water heater replacement. Also advised maintenance performed annually for the furnace. System operating normally at this time.
Furnace Maintenance: Blower wheel has a coat of dust and dirt, recommend cleaning in spring for optimal air flow and efficiency. Reminder to purchase more filters (16x25x1) you have one fresh left. Reminder to purchase a new smoke detector for the furnace room.
Misc - condensation pump is leaking. Upon arrival - pump was over filling onto the floor. Tested voltage 120.8 Checked float - faulty Pump is not pumping. Replaced condensation pump Installed drain pan treatment pad to help with the excessive sludge in the bottom of the basin. Installed new pump and tested system.
Furnace Maintenance: Replaced the homeowner media filter (16x25x1) optimal airflow (sidenote: one fresh filter left). Blower wheel has build up of dirt and dust, recommend cleaning in spring during A.C Maintenance.
Furnace Maintenance: Replaced the homeowner provided media filter (16x25x1), added air flow arrows as a reminder for filter orientation. Recommend changing filters every 3 months to 6 months.
15-Year-Old Gibson Furnace – No Heat / Flame Dropout Client reported no heat due to the flame dropping out almost immediately. Removed and polished the flame rod and checked all electrical connections. After cleaning, the furnace is operating normally and the flame is holding. Completed a full safety check and diagnosis with no issues noted. Recommended replacing the flame rod as a preventative measure, but cannot guarantee the longevity of other components given the furnace’s age. Client will monitor, and if the issue returns, the flame rod and/or circuit board may need to be replaced.
