Lennox comfort club maintenance During the maintenance capcitor was out of range for operation. Customer is under parts warranty and wants to go ahead with replacing. Also replaced 6672 filter. System is fully operational.

Lennox furnace and AC maintenance and inspection. During furnace maintenance found exhaust motor to be leaking from housing causing condensation to drip all over furnace cabinet. This appears to be a fairly new leak as little to no rust has developed yet but will be detrimental to the furnace if left in for another heating season. Office will quote out replacement motor. Other than that the furnace is operating well at this time, found no other problems or concerns. Performed full AC maintenance on lennox AC. All electrical components were in good condition at this time. Cleaned condenser coil. After testing AC found system to be low on refrigerant. After discussing with customer, opted to go with seal kit repair and refrigerant top up. Explained the seal kit is not a guaranteed fix and may fail to completely plug the leak. This is more of a band aid fix to try and buy a few more years out of the current AC Added seal kit and 1lb of 410-a refrigerant. System is now cooling well and

Lennox AC maintenance and inspection. AC had considerable buildup on outdoor unit as its the first cleaning since install. Due to location near bushes it gets plugged up more than usual. Regular maintenance will prevent future problems. Customer was experiencing cooling issues due to basement apartment getting much colder when AC is running. Unfortunately this is not preventable as cold air falls and its normal for the basement to be a bit cooler. Increased “fan on” CFM from 400 to 1000 at customer request so she can fun just the fan more often to feel more comfortable on the main floor. Signed up customer for comfort club on furnace and AC, will return in the fall for the furnace and the office will call around this time next year to set up AC maintenance.

Navien tankless maintenance & AC maintenance Tankless was in great condition and working well. Adjusted water temperature from 120f to 125f at customers request. Recommend service on this nit every couple of years. Found no concerns with the tankless unit. AC was low on refrigerant. Added 2lb of 410-a and sealant kit. Discussed sealant kit is not a guaranteed fix for the leak but they can be effective. System is 13 years old and getting near the end of its life but this should hopefully buy a few more years out of it. After adding refrigerant, AC was cooling very well with 20f temp drop. Found no other problems or concerns with AC Signed customer up for comfort club on furnace and AC, office will call to book furnace maintenance closer to heating season.

Responded to a no cooling call on a Lennox air conditioner installed in 2012. Found that the 30A circuit breaker (correctly sized per the unit's rating plate) had been turned off or tripped. Determined that the client may have accidentally turned off the breaker while testing their in-floor heating system. After restoring power, inspected the outdoor condenser and found the coil heavily clogged with debris. Advised that cleaning was necessary before further testing. Client agreed, and the condenser coil was thoroughly cleaned. After cleaning, tested the system and found a low temperature differential. Attached gauges and confirmed that the system is low on refrigerant. Added leak sealant and UV dye, along with the correct amount of refrigerant. Explained that there is no guarantee the sealant will stop the leak, but if it fails, the UV dye may help identify the source for future repair. At this time, the system is operating normally.
