Work Performed – Furnace Leak Repair & Maintenance Complaint: Water leaking near the furnace. Diagnosis: Found clogged condensate trap and drain line preventing proper drainage. Solution: Recommended replacing the drain line with new Gorilla tubing for better durability. Performed repairs – Replaced both the furnace and AC drain lines with Gorilla tubing. Completed full furnace maintenance, including: ✔ Checked gas pressure and adjusted as needed. ✔ Cleaned flame sensor for proper ignition. ✔ Tested and cleared condensate drain – Now flowing properly. ✔ Checked heat exchanger & combustion analysis – No issues found. ✔ Inspected blower motor and electrical components – Operating within specifications. ✔ Replaced filter with a customer-supplied filter as a courtesy. 2x furnace maintenance and inspection. Both furnaces are in great condition and working well, tightened some wiring connections in main floor furnace, believe it was causing thermostat problems. Set second floor thermostat from “fan on” to “fan auto” recommended leaving this way at least until all construction is complete. Main floor fireplace was fully cleaned, unable to test as there is no power going to fireplace currently. Homeowners will get in touch with their electrician. Fireplace should be all ready to go once it receives voltage. Some paint staining found on outside of glass and safety screen. Vanee HRV is fully operational and appears brand new, it was just unplugged, left it off for now and recommended not using until construction is complete. Navien tankless maintenance/inspection. Performed flush on navien with descaler solution, cleaned internal water filter, condensate trap and air filter Air filter and condensate trap had moderate buildup, nothing out of the ordinary. Water filter had pretty significant calcium buildup, highly recommend yearly flush to keep the system clean and operating efficiently and effectively. Other than buildup from regular usage the system is in great shape and working well, found no problems or concerns during visit.

However, signs of water damage and calcium buildup were found on the seams of the inducer motor housing, along with minor rust. These are signs of long-term condensation buildup that could lead to motor failure. After Hours No Heat Service Call Reason for Call: No heat – Lennox High-Efficiency Furnace Findings: On arrival, performed sequence of operations on Lennox high-efficiency furnace. Noticed during ignition sequence that when the gas valve was supposed to open, the gas valve would click, followed by a power lapse causing the furnace to shut off. Tested wiring with voltmeter and verified the gas valve is receiving 24V at the proper time during the ignition sequence. Gas valve is intermittently failing and not opening as it should — was able to temporarily get the gas valve to open and the furnace is now heating the home, but this issue will need to be addressed with a gas valve replacement. Observed water damage inside the cabinet—most likely caused by a leak from the condensation side of the collector box. This will require resealing to prevent further water damage. Installation of new hot water tank and mixing valve
Responded to a no-heat call for the furnace in the wine storage cellar. Upon inspection, found the inducer motor to be seized. Examined the heat exchanger and noted the furnace is in very poor condition—originally installed in 1999. Unable to perform a combustion analysis until the inducer motor is replaced and a major cleaning is completed. Also observed rodent damage within the furnace. While inspecting the heat exchanger with a scope, no visible cracks were found. However, we cannot guarantee it is not compromised without a combustion analysis, which cannot be performed until the inducer motor is installed. Given the age and condition of the unit, repairs are not recommended. Estimates have been provided for a new furnace installation, which will include a warranty. Please reach out to Richard regarding the new furnace installation.
Findings & Work Performed: Found the pressure switch stuck closed before the call for heat. Removed tubing and discovered a blockage in the pressure switch tubing, specifically at the ports on the inducer motor (photo provided). Cleared the blockage and tested the furnace. Noted that the pressure switch intermittently sticks closed, preventing furnace operation—recommend replacing the pressure switch. Performed a full cleaning and inspection: Removed and cleaned condensate tubing. Inspected and cleaned the flame rod. Conducted combustion analysis. Checked temperature rise and verified all safety functions. Inspected heat exchanger. Furnace is currently operating normally. Additional Recommendations: Suggest flushing the Navien tankless water heater for maintenance. Provided humidifier installation cost estimate.
