Cooling service on 2015 American standard equipment. Washed filter, cleared drain line. Verified electrical connections are secure. Verified refrigerant pressures are good. Verified cooling sequence of operation is working properly at this time. Due to age would highly recommend replacing common parts to fail that are past life expectancy to help prevent potential breakdowns and extend life of compressor. Attached 3 part options below good, better, and best.
2018 American standard equipment maintenance and safety check. Verified condensation pump is working properly. Verified sequence of operation is working properly. Replaced weak capacitors to prevent potential breakdowns. Washed coils.
Performed annual cooling maintenance on 1 2019 Goodman package unit. Changed filter, cleared condensation lines. Cycled system in cooling. Checked capacitor, LRA, rla and Fla. checked temperature splits. Equipment is cooling properly at this time. Renewed HFCP.
Upon arrival client stated system not cooling. Found no power at thermostat. Found furnace door not making a good connection on door switch. Secured panel and cycled system. Advised on maintenance program. Fau is upflow in closet. Condenser is on roof of two story building.
Performed a cooling maintenance on a 2018 package unit, checked sequence of operations by checking refrigerant levels by performing a split temp. Checked run capacitor as well as compressor amps. Checked blower wheel and coil both are clear from any debris or mold. At this time system is cooling properly and all is within manufacture specifications. Finished maintenances by informing client about the great benefits of a hard start kit.
Performed annual AC maintenance on 2021 American standard condensing unit. Changed 16 x 25 by one filter located in blower cabinet. Checked amps, volts, capacitor and cleaned electrical compartment. Checked refrigerant levels, superheat, sub cool, line temperature and temperature split. Flushed condensation line and washed condensing coil. Recommend installing water safety switch to prevent water damage to the home due to condensation back up or overflow also recommend installing compressor saver/start kit to assist the compressor during start up and extend the life of the compressor. System is operating properly.
Executed a cooling maintenance on a 5-ton 2020 American standard silver condenser, located at the side of the manufactured home. Greenlight confirmation on surge protectors. Replace filter, wash down condenser coil and cleaned circuit cabinet with CO2 tank. Circuit safety check – detected burned wire to hermetic capacitor. Replaced wire from contactor to capacitor. Temperature split 22°. Running and starting amperage measured within manufacture specifications on all motors. Capacitor test – good. System is cooling the home at the time of maintenance.

Executed a cooling maintenance on a 4-ton, 2019 American standard natural gas package, located on the roof. Washed condenser coil, replaced filter and cleaned circuit/burner compartment with CO2 tank. Temperature split 18°. Capacitor – good. Circuit safety check – no loose connections or burnt wires. LRA, FLA and RLA measured according to manufacturer specifications. Recommend installing a surge protector at disconnect box on the roof, to protect HVAC unit from unforeseen power surges, and an additional start capacitor to extend the life of the compressor motor. Estimates sent via email. System is cooling the home at the time of maintenance.
