JAMES AND CHRIS DID A GOOD JOB. JAMES CAME OUT FIRST AND FOUND A PROBLEM WITH MY NEW AMERICAN STANDARD A/C THAT COST ME $209.00. THE NEXT DAY CHRIS CAME OUT TO SERVICE BOTH A.C. CHRIS FOUND ANOTHER PROBLEM IN THE AMERICAN STANDARD AND ANOTHER PROBLE IN MY OTHER ONE FOR A TOTAL OF $409.00. I THOUGHT THIS WAS A BIT ODD. BEFORE CHRIS CAME, THEY WERE BOTH WORKING BUT HE SAID THEY NEEDED NEW PARTS.

MY NEW AMERICAN STANDARD A/C STOPPED TUESDAY NIGHT I CALLED TO GET SOMEONE TO RESPOND TO FIX IT. WE WERE GOING TO HAVE TO PAY. IN THE OLD DAYS YOU DID NOT HAVE TO PAY. JAMES CAME WEDNESDAY AND FIXED IT RIGHT AWAY WITH SOME DISCOUNTS AT $260.00. I GUESS THINGS HAVE CHANGED. I HAVE BEEN A CUSTOMER SINCE 1990. YOU PUT A NEW A/C AND DUCT WORK IN MY CONDO IN DESERT FALLS. SINCE I HAVE BEEN IN 32 CALLE LA RIENA RANCHO MIRAGE YOU HAVE PUT A AMERICAN STANDARD A/C, HEAT PUMP AND DUCT WORK. Tried calling customer, left message.
Performed cooling maintenance on Lennox split system. Furnace is located in attic, filters are 20 x 20 and located in ceiling supplied by customer, changed out filters, wiped supply registers down as courtesy, cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked capacitor, verified refrigerant levels and line temperatures and cycled equipment. Cleared the condensation line throughout outside termination and washed condensing coil. Thermostat checked out OK, system is within manufacturers, specifications, and cooling and operating properly at this time of service.
Upon arrival, found Casita unit operating but not keeping up with heat load. With further inspection I discovered system was low on refrigerant. Charge system back to manufacture specifications using 3 pounds of refrigerant. System is now reaching desire temperature and cooling properly.SER#9997
Performed a cooling maintenance on two split systems. Replace filters, wash down condenser coil and cleared condensate drain line. Dual run capacitor on Amanda unit had failed. Replaced dual run capacitor and installed compressor saver kit on American standard unit - paid via C. C. Refrigerant circuit diagnostic – good. Running and starting amperage measured within manufacturer specifications on all motors. Both systems are cooling the home at the time of maintenance.
Homeowner stated garage felt cooler than main home. System wasn’t respond to remote. She tried replacing batteries to no success. I tried (2) new AAA batteries and made sure when I press remote command I hear the audible beep and it’s pointed at indoor unit bottom right square where LED lights are. Remote was on humidity/dry mode. Set to cool and put fan and vane on AUTO. Made sure system wasn’t running out of setpoint. Return temp above unit was 84 and condenser not running. Dropped to 82 and condenser turned on and cooling properly, 22 split . Went over remote operation best practices. Setup remote to their request. 88, cool mode, fan and vane auto. Informed can set it and leave it. Indoor fan runs all the time , that’s normal operation for mini splits.
Performed an AC maintenance on 2023 American Standard package heat pump. Changed 20 x 30 by one filter located in hallway. Cycled system from Honeywell 8000 thermostat. Thermostat is operational. Checked amps, volts, capacitor and cleaned electrical compartment. Check refrigerant levels, superheat, subcool, and temperature split system is operating properly at time of service.
Called client twice and left message. Spoke with client. Working on estimates for two systems. Client more interested in gas gold 16 or 17 system. Advised will send heat pump if pricing makes sense.
Performed annual AC maintenance on 2020 American standard condensing unit located on garage roof. Changed 20 x 25 filter located in furnace cabinet. FAU located inside garage.. Checked amps, volts, capacitor and start kit also cleaned electrical compartment. Check refrigerant levels, super, sub cool and temperature split. Cleared condensation line and washed condensing coil. Found all electrical components in refrigerant levels to be within manufacture specifications .System is operating and cooling properly at customer service.

I Performed Maintenance on both the Cooling Systems. Also replaced 2) 20x22 filters. Both Cooling Systems are 2013 Heat Pump models located on the ground. I also flushed both the condensate drains. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.
Resending report. Made corrections to those provided by inspector for install. Sealed hole in platform for East air handler, sealed with foam and coated with water-sealant glenkote. Re-sealed plenum for east air handler. Checked accessibility for filters for ducted mini splits. Bathroom attic unit with filter rack at back end is only due to equipment design and home design for access to supply and return ducting. Cannot flip air handler around due to space and established supply and return ducts for customer home. Inspector may have seen some registers as supply when they are custom registers for returns with filters behind and access from occupied rooms with step stool Sent 3x to be safe
Today’s annual maintenance consisted of two Maytag units. I replaced the filters in garage access (2) 20x25. Both thermostats are checked out good. The capacitor for each unit are in correct range. Amp rushes came out good for each unit. Both Frion levels and pressures are checking out good. Unit is holding Frion well after having more added to the unit about two weeks ago for a demand call. Condensation line is cleared and properly draining. I thoroughly washed the coils down on units. Each unit is cooling and in correct range. Client is concerned about a possible leave since the last demand call had to add frion to it.
Found 2021 Goodman unit for living room with failed high voltage fuse 40 amp. Replaced and tested system. Amps and capacitor are good. Refrigerant charge is good. Temperature split is 21. Courtesy changed homeowner provided filters. System is cooling properly at time of service.
Perform AC maintenance on American Standard platinum system and AC pro system. Changed two 20 x 25 filters located in filter racks inside attic. Checked amps, volts, capacitor and cleaned electrical compartment. Checked CDA and thermostat for any error fault codes, check, refrigerant levels, super heat, subcool And temperature split. Cleared lines and cleaned coils. Found all electrical components and refrigerant levels to be within manufactured specifications. Both systems are operating and cooling properly at time of service.
