I Performed Maintenance on both the Cooling Systems. Also replaced a 2) 20x20 and 14x14 Filters. Both Cooling Systems are 2014 models located in the garage, master closet attic and on the ground. I also flushed both the condensate drains. Also installed two Hard Start Kits for both systems and both units are starting well below manufactures specifications indicating that the start kits installed are working properly. Both Cooling Systems are operational and working properly within manufactures specifications at the time of the service.

Upon arrival client stated last night she turn the system on and the outdoor unit made a loud noise. Stated she turned it off and noise went away. Cycled system and found system running properly. Cycled system twice. Advised client to monitor system and let us know if issue occurs again.
System manufacturer specifications call for minimum 37 amp and maximum 50 breakers/fuses. System had 40 amps breaker and fuses. Inspection dinged system and wanted 50 amp. Inspector is wrong and system is within specification. Code doesn’t require max size fuses and breaker. Replaced fuses/breaker with 50 amp. Will be calling inspector to go over manufacture and code requirements.
Upon arrival found thermostat to have dead batteries, replaced batteries and tested system found system operational, but restrictive airflow due to completely clogged filter and extremely dirty coil changed out filter supplied by customer and washed coil. System is now cooling and operating properly. Client is going to be setting up maintenance with office and consider annual comfort plan at time of service.
Performed annual cooling maintenance on a 2023 American Standard Silver 4 ton split system. FAU located in attic. Client had replaced filters prior to arrival. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Thermostat checked out operational. Everything checked out in range. System is working at manufacture specifications in cooling at this time of service.
2020/ 4 ton Performed semi annual cooling service on Lennox split system. Replaced 14 x 24 and 20 x 30 filters/lower wall. Cycled equipment followed cooling sequence of operation check refrigerant sub cool, superheat, and line temperature. Cleared condensation line from outside. Thermostat checked out OK. Checked capacitor, fan motor, compressor, amps and a voltage. Rinse condenser coil. Cooling equipment checked out operational at this visit. Recommended adding hard to reduce in rush current every time system starts LRA 127.1 inrush current at At maintenance 130.6. Courtesy Rinse washable filters and condenser for garage Ductless unit.
Found fan motor running at .90 amps and rated for 1.1. Found motor not making a noise. Advised client system is 19 years old with life expectancy of 10-15 years. Advised on repair vs replacement. Advised client if motor were to fail in summer and they wanted motor replaced we should do it now. Advised if they were to replace the whole condenser if it were to fail then to wait on replacing the motor. Client to think about it and decide.
Performed annual cooling maintenance on a 2017 American Standard Platinum 5 ton split system. FAU located in attic. Replaced 20x30 filter located in hallway ceiling. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, cleared condensation lines and rinsed condenser coils. Found no error codes at CDA nor thermostat. Everything checked out in range. 1050 thermostat checked out operational. System is working in cooling at this time of service.
