Upon arrival outdoor condenser running, system set for cool, only condenser fan running. Compressor out on thermal. Cooled off compressor. Applied power and adjusted reversing valve coil until it shifted completely over to cooling. Added 1 lb to balance charge. 20 degree split.
Performed a cooling maintenance on a 2022 American standard silver condenser unit. Check going of operation by checking out all electrical and refrigeration level. Also wanted to attic and cleaned out condensation line at this time. System is cooling down the house properly and is working within manufacturers specifications, finish maintenance by washing down condenser unit and by changing out filters.
Homeowner stated guest bedrooms (2) were warmer than rest of home. Checked out system temperatures and getting proper supply temperatures and split (21). Checked out the layout, guest bedroom by courtyard is on master zone, and guest bedroom in center of home is on living room zone. dampers are opening fully and when called for. Informed that zones and system are working properly. Recommended either running each respective zone at lower temp so guest rooms reach preferred temperature or add (2) room temperature sensors so system will run until each bedroom is at temp set at thermostat. Recommended Hyde’s comfort club maintenance plan and left brochure. Comfort ac service on new American standard and platinum heat pump. Replaced filters, flushed condensation line and washed condenser coils. Washed ductless casita filters and coils. Went over thermostat functions. Recommend whole house surge protection.
Comfort ac service on 2007 r22 York split systems. Fau located inside attic, condenser located on east side of home. Replaced filters, flushed condensation line and washed condenser coils. Checked all ac components and refrigerant levels. Replaced burnt capacitor and fixed wire. Advised client on age and life expectancy.
Comfort ac service on 2017 American standard split system. Fau located inside attic, condenser on south side of home. Replaced filters located, flushed condensation line and washed condenser coils. Checked all ac components and refrigerant levels. Remounted hard start kit. Recommend whole house surge protection and quoted.
Performed a cooling maintenance on a split system unit. Upon checking both indoor and outdoor unit. Client stated that blower motor is very loud upon checking system found current blower motor very dirty. Inform client that they will need to replace blower motor in order to help with noise level will send estimate via email at this time. System is cooling down the house properly all electrical components and refrigeration levels are within the range. Finish maintenance by washing down condenser unit and cleaning out condensation line.
Homeowners noticed living room felt warmer than 1050 comfort control was displaying (74) . They stated system cools great however want it to be correct temperature. No alerts/history. Checked return temperature as well as temperature at thermostat (located near ceiling return). Used 2 psychrometers and a dry bulb thermometer to confirm indoor temperature of 78 +/-. Adjusted indoor calibration so thermostat is reading correct indoor temperature. No ambient temperature affecting behind thermostat plate.

Blew out electrical compartments. Washed filters located in attic at Fau. Checked all components and temperature split. Client interested in replacement of attic fan. Per management electrical department can do.
Performed a cooling maintenance on a 2022 American standard platinum series 4 ton condenser, condenser located on right side of home, fau located in attic, both filters are ceiling filters, change filter, flushed condensation line, on condenser amperage and voltage, check for compressor, check if data plate has no error codes or alerts, checked for freon level everything within range, cleared out dust from electrical compound area and also rinsed condenser coil. System working within specification in cooling at the time of maintenance.

Performed a cooling maintenance on a 2021 Americans standard silver series condenser, condenser located on right side of home, FAU located in attic, filters located in hallway ceiling and bedroom ceiling, change filter, flushed condensation line, on condenser check for compressor, check for amperage and voltage, check for capacitor, check for freon level, everything within range, also cleared out dust accumulated inside electrical compound area, and rinsed Condenser coil. System working within specification in cooling at the time of maintenance.
Cooling maintenance on two 2013 micro channel York split systems. Furnaces are located in attic. Filters are located in ceiling throughout home, changed out filters, cleared all electrical, components of dust and debris, verified proper sequence of operation, checked volts, and amps, check start and run capacitors, found capacitor for system serial number 3625 with 45/5 capacitor out of range, recommended installed and tested a new 45/5 capacitor, verified refrigerant levels and line temperatures and cycled equipment, cleared condensation lines throughout outside termination and washed condensing coils. Thermostats checked out OK, systems are at life expectancy, but with recommended repairs are now within manufacturers specifications, and cooling and operating properly at this time of service. Also went over function of ductless unit inside garage.
Performed a cooling maintenance on a split system unit. Check sequence of operations by checking out all electrical and refrigeration levels found current hard start kit not himself by us completely dead. Recommended to client about replacing hard start kit with a new one. Client agreed after installing and testing system at this time is cooling down the house within manufacturers specifications, finish maintenance by washing down condenser unit and by changing out filters throughout house.
I Performed Maintenance on both the Cooling Systems. Also replaced 2)20x20 and 14x14 Filters. Both Cooling Systems are 2018 models located on the ground. I also flushed both the condensate drains. I found that the dual run capacitor for the 3.5 ton unit (S#AJ5F) tested weak and out of specifications. I recommended and installed new dual run capacitor and tested the system. Both Cooling Systems checked out operational at the time of the service.
