Today’s annual maintenance consisted of one York furnace located in the garage attic access. I first began with replacing the three filters throughout the home to ensure proper airflow is circulating back to the unit at minimum restrictions. I then make sure that the nest thermostat is properly calling for heat and turning the unit on with the fan all of the heating sequence of operation successfully checked out ensuring that the home is being warm to the correct temperature and the gas pressure is on the flame are in the correct Range verifying that it is safely operating the amps on the motors are in the correct range confirming there is a controlled voltage being used throughout the unit safely. I then made sure that the condensation line is clearing properly and and drained at this time of service. Overall, this York furnace is operating to the manufacture standards at this time of preventative Maintenance.

I first began with replacing all three filters throughout the home to ensure proper air fluid is circulating through the system, and then make sure that both of the Honeywell thermostats are properly calling for heat and turning the unit on all of the heating sequence of operation successfully checked out on the home, ensuring that it is being warm to the correct temperature and the supply decks are accurate as well. The amps on each motor are tricking out in the correct range verifying there’s a controlled voltage being used throughout the system to properly warm the home both of the condensation lines have been cleared and are properly draining at this time of maintenance. Overall, both of these Lennox furnaces are operating to the manufacturer standards at this time of prevent preventative Maintenance.

Maintenance for heat on a 2022 American Standard gold series heat pump FAU located in the hallway attic. Honeywell thermostat checked out changed filters cleared condensation line turn system on to heat outside. Unit started short cycling cause of issue restricted airflow filters were very dirty. Notified customer for a follow up. Checked pressure and Freon checked compressor amps checked capacitor checked 24v on relay. System eventually came on and is heating the home properly.
Performed annual maintenance on a 1998 gas furnace. Replaced 14×24 air filter in FAU. Verified proper sequence of operation and inspected all safety switches, blower motor speeds, and gas valve. Checked run capacitor (rated 10 µF), measured 9.8 µF—within acceptable range. Measured temperature rise at 45°F, within manufacturer specifications. System operating properly at time of service.
Maintenance for heat on American Standard gold series heat pump FAU located located in the master bedroom closet attic condensation line clear filters changed, ecobee thermostat working properly checked compressor amps checked fan motor checked 24 V on relay for stage 2 checked fuses. System is working per manufacturer specification home is heating properly.
Performed annual maintenance on two 2003 King gas furnaces. Replaced filters: two 14x30, one 20x24, and one 14x14. Verified sequence of operations including gas valve operation, flame ignition, and blower motor function. Found a capacitor testing at 3.9 µF, rated for 10 µF; advised client that the capacitor should be replaced. Cleared both condensate drain lines. At the client’s request, checked airflow/splits in each room. System is operating properly at the time of service.
