After Diagnostic system is low on Freon client is going to call home warranty
Performed a cooling maintenance on a split system. Wash down condenser coil, cleared condensate drain line and replace filters. Dual run/starting capacitor – good. Refrigerant circuit diagnostic – good. Running and starting amperage measured within manufacturer specifications on all motors. Courtesy mini split maintenance. System is cooling the home at the time of maintenance.
After Diagnostic found unit was very low on Freon add 6 pounds of 410@ system is up an cooling sent estimate for leak search isolation
Performed cooling maintenance on(2) 2009 Goodman r410a split systems. Changed (3) ceiling filters. Cleared condensation drains. Cleaned condenser coils. Honeywell 6000 thermostats working properly. Checked amps, volts, capacitors, refrigerant charges and temperature splits. Found bedroom unit was low on refrigerant indicating a leak as we’ve added refrigerant to same system in the past. Due to age and condition of system I recommended replacement of system for better reliability, efficiency, and comfort with a new high efficiency system with great warranties. In order to get system cooling right now , I added 3 lbs of refrigerant and informed there’s no warranty on refrigerant/freon with a leaking system. Homeowner would like Thor to do all future maintenance visits and demands if possible.
Comfort ac service on 2023 American standard split system. Fau located inside attic. Replaced filters, flushed lines and washed coils. Checked all ac components and refrigerant levels. Client is adding two rooms to property and would like duct estimate. Will follow up with management and call client on Monday.
The installation of a 5 Ton Silver 14 horizontal split heat pump system has been successfully completed. Comfort ac service on American standard and Lennox split systems. Fau located inside master closet attic, condenser on north side of home. Replaced filters throughout the house and casita. Flushed condensation line on north side of home. Washed condenser coils. Checked all ac components and refrigerant levels. Found main house dual run capacitor outside its range, replaced and tested.
Return to make corrections for city. Also checked out pressure to make sure refrigerant levels are within range. Compared refrigeration levels with pictures after we made repairs refrigeration levels after repairs and now are exactly the same and system is cooling down the house properly. Today’s annual maintenance consisted of one silver 2024 American standard unit. Ensured the thermostat is operating properly. Replaced the filters inside of the home. condensation line has been cleared and it is properly draining. Amp rush is checked out good. Capacitor range is good. Pressures and frion levels are in the correct range. Thoroughly washed the coils down for unit. System is cooling and operating correctly at this time of service.
Performed annual maintenance on R22 Goodman unit 3 ton 09 and American standard 5 ton 2021 gold series. Changed filter 20x30 and 20x20 upstairs. Checked amperage, motors, and Freon levels. Washed down condenser coils and cleared condensation lines. Systems checked into range no signs of restrictions or leaks. Working efficiently.
Return back to make city inspection corrections. Added a boot to convener line set as well as changed 50 D square amp breaker to a 50 amp Emerson breaker. See pictures for corrections
I Performed Maintenance on the Cooling System for the main house and also for ductless mini split for the casita. I also replaced a 20x30 and 14x14 filters as well as clean washable filters for mini split. The main house unit is a 2016 model and the casita is a 2024 mini split. I found that the dual run capacitor for the main house tested weak and out of manufactures specifications. I recommended and installed new dual run capacitor and tested. The main house and mini split for casita tested operational at the time of the service.
Today’s annual maintenance consisted of one Lennox unit. Replaced the filter inside of building 20x30. Ensured thermostat is responding correctly. Pressures and frion levels are checked out good on the unit. There was no error codes on communicating board. Condensation line is cleared and properly draining. Thoroughly washed the coils down on the unit. System is cooling and operating correctly at this time of service.
Performed annual maintenance on 4 ton 2022 and 3 ton 2023 American standard units. Replaced one 20x30 filter (next to kitchen) and two 14x30 filters (next to master bedroom). Checked refrigerant (Freon) levels, system amperage, and reviewed for any active alerts—none found. Cleared and verified proper drainage for both condensation lines. Washed down condenser coils. Both systems are operating within proper range and working efficiently. No signs of leaks or restrictions were found.
