Called and left message with client informing her of needed steps to take in order to get blower motor back operating also informed client there will be advanced diagnostic due to having to reconfigure wiring to unit.

Upon arrival found system calling for cool but only condenser operating upon further inspection found blower motor not turning on 24 V and 115 V was not present at Mulolex connectors coming from blower motor traced voltage and found Molex plug not supplying proper voltage(115v) will need to consult with management. Furnace is 20+ years old. We need to reschedule appointment for further diagnosis. Called and informed client and will be running card on file for trip charge and diagnosis.
Executed a cooling maintenance on a split system (technician notes). Replaced filter and wash down condenser coil. Refrigerant circuit diagnostic - good with a 18° temperature split. Running and starting amperage measured within manufacturer specifications on all motors. Dual run/starting capacitor – good. System is cooling the home at the time of maintenance.
Came to property for loss of power to gate. Breaker was not seated correctly which caused power to not pass through breaker powering the gate.

Cooling maintenance on 2010 American standard split system. Furnace is located in closet, changed out filters located in filter grill. Cleared all electrical components of dust and debris, found high voltage wiring burnt/melted together. Home cheaper called and informed member of findings and recommendations. (Repair burnt high voltage, wire and adding compressor saver kit.) per customers approval repaired burnt/melted wires and added compressor saver kit. Checked volts and amps, checked start and run capacitors, verified refrigerant levels and line temperatures and took temperature splits and cycled equipment. Washed condensing coil, thermostat checked out OK. System is past life expectancy, but with recommended repairs is now within manufacturers, specifications, and cooling and operating properly at this time of service.
