Today’s annual maintenance on one 2023 American standard unit. Replaced the filter inside of home. And ensured the thermostat is responding correctly. Cleared the condensation line from the side of house and made sure it’s properly draining. Amp rush on unit is good. Capacitor is in correct range, checked out good. Frion levels and pressures are good. Thoroughly washed the coils down on unit. System is cooling and operating correctly at this time of service.
Executed a cooling maintenance on two split systems. Upon arrival, client stated system had shut off for awhile, then turned back on. Most likely shut off due to thermal overload of compressor motor. Recommend building shade over both units to shield system from excessive radiant heat. Electrical components function according to manufacture specifications. Refrigerant circuit diagnostic – good. Cleared condensate drain line, replaced filters and wash down condenser unit. Homeowner not on property to collect for renewal. Both systems are cooling the home at the time of maintenance.
Performed annual maintenance on Rheem 2013 4 ton unit and an American standard 3.5 ton 2022 unit. Checked Freon levels, amperage, and motors. Changed two filters (14x30). Cleared condensation lines. Washed down condenser coils. Locked all doors before leaving. Set both Ecobees thermostats back to 90°F as requested by the client. System checked out within range and is operating efficiently.
Today’s annual maintenance consisted of two units. One York and one American standard platinum unit. Client replaced the filters in the home 2 20/30. Ensured both thermostats are operating correctly. Capacitor on the York checked out good, the all rush also checked good on the York. Frion levels and pressures are in good range for the York. The platinum unit had no error codes, no alerts. Pressures and temperatures in the system are good. Condensation line is properly draining. Thoroughly washed the coils down on the mini split and both units. Secured line set cover for mini split. Both units are cooling and operating correctly at this time of service.
Upon arrival unit that services bedroom unit condenser was not turning on at all. Upon further investigation found burnt up 240 V power line coming into system completely burnt up after replacing burnt tub wires system started up and started to cool down house properly.
System was completely thawed out. Turned on condenser and checked refrigerant charge. Filter was clean. System is low on r22 Freon. Recommended replacement of full system or at least evaporator coil and condenser. Informed we can’t just replace indoor coil without a leak search otherwise it’s guessing and they would still be stuck with r22. They wanted it to at least cool the rest of summer. Informed I cannot promise or guarantee how long it will last. Previous tech recommended replacing system in may and notes it was low on r22 Freon then. Added 3 lbs of r22 replacement refrigerant. Will send over replacement quotes.
2010 Goodman with r22 Freon has a frozen evaporator coil and suction line. Quoted for de-icing but to afford possible repair they are declining the de-icing and I will return sometime after 3pm today (7/30/25) to finish diagnosis. Caregiver informed me they’re on limited budget and homeowner has difficulty communicating. Disconnected power to condenser and left fan on cooling speed, informed caregiver to leave fan on and cool on. Turned condenser off at breaker by condenser, disconnect is bypassed.
Summertime HVAC Tune-up and Repairs: Responded to reduced airflow complaints. Replaced clogged filters and conducted a system check, preparing the HVAC unit for continuous use.
Outdoor Lighting Installation Service: Installed energy-efficient lighting around a home’s exterior to increase safety and usability. Strategic placement illuminated walkways, patios, and entry points.
Upon arrival found clogged up condensation line. The system was cooling at this time after cleaning out condensation line system started up and started to cool down the house properly.
Performed annual maintenance on a 5 ton 2022 platinum series. Replaced 20x25 air filter in FAU. Cleared condensation drain line. Checked system amperage and refrigerant levels – all within normal range. Verified that no alerts or error codes were present in the system. Thoroughly washed down condenser coils. System is operating within manufacturer specifications and running efficiently.
Upon arrival, found system operating but blower motor rattling, and making high-pitched sound. Further further inspection found that 20 x 25 filter had been sucked into blower motor, also found leaking coming from inside blower compartment, found extremely congested condensation line(see photos) and PVC not properly sealed, cleared. The condensation line assured line was cleared changed filter and removed all pieces a filter from blower motor. Informed client of findings and got approval to run credit card on file.
I Performed Maintenance on both the Cooling Systems. Also replaced 2) 16x25 filters. Both Cooling Systems are 2021 models located on the ground. I also flushed both the condensate drains. I found that the run capacitor for the bedroom system ( s#T315F) tested weak and out of manufactures specifications. I recommended installed under a part warranty and tested. Both the Cooling Systems checked out operational and within manufactures specifications at the time of the service.
Verified electrical circuit, refrigerant pressures and sequence of operation is working properly according to manufacturer specifications. Home owner electrical panel was the problem. Cannot put cover plate on or will lose power. Recommend electrical panel replacement.
