Outdoor condenser fan blade had fallen off. Reinstalled blade and tightened set screw as best as possible. Set screw is in a small area, if issue occurs again, recommend using loctite. Tested after fixing, system is now operational.
I Performed Maintenance on both the Cooling Systems. Also replaced standard lakes filters. Both Cooling Systems. Also replaced standard Lakes Filters. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.
Performed annual maintenance in cooling on 2 American standards splits , followed sequence of operation Changed filters checked amps voltage capacitors pressures working at range, checked inrush was high installed compressor savors on both units, cleared condensation line rinsed condensers down, condensers are working to manufacture specification in cooling at this time of visit
Performed a cooling maintenance on a (2)2021 American Standard condensers. Replaced a 20x30, 20x20, and (2)14x14 filters located in ceiling. Cycled cooling systems, checked refrigerant levels, verified voltages and amperages. Found capacitors still within range. Cleared condensate lines. Cleaned electrical compartments and washed condenser coils. Cooling systems are operational at this time.
Perform a cooling maintenance on a 2019 American standard gold condenser unit located on rooftop. Checked sequence of operations, by checking, refrigerant levels, as well as all electrical components as shown in pictures at this time all is within manufacture, specifications and system is cooling the house properly at this time Blew out condensation line and washed out washable filter located by FAU. Finish maintenance by explaining to client that run capacitor recommending to be replaced sooner rather than later as they typically have between a 5 to 6 year lifespan.
Performed Ultrasonic leak check Was able to find one leak in Tube nut. Tightened nut and use spray bubbles.As of now that was the only leak that could be found.

Comfort ac service on 2016 gold American standard split system. Fau located inside attic, condenser on west side of home. Replaced filter, washed coils and washed ductless filters. Checked all ac components and refrigerant levels. Blew out electrical compartment. Hard start kit and capacitors within range. Focus 6000 thermostat working.
Upon arrival found living room thermostat with error code 126. Went into system diagnostics and all components were off-line. Rebooted each component and checked all wires. System is now back online and cooling. Could not determine what caused components to go off-line.
I Performed Maintenance on both the Cooling Systems. Also replaced a 18x30 and 3) 12x18 Filters. Both Cooling Systems are 2003 Lennox models located on the roof. I found that the Living Room Unit S#40896 Run Capacitor is rated for 60 Microfareds and is reading 6 Microfareds which is way below manufactures specifications and is very very weak. Advised client that the Living Room System only runs because of the start capacitor that the system is equipped with. Without the start capacitor Kit the Living Room unit would not likely run. On the Bedroom Unit s#37014 the Start Capacitor tested no good. I advised client about the issues and recommended replacing the defective parts. Client has home warranty. Sent client estimate to replace those parts. At the time of the maintenance visit both systems are operational.
Performed a cooling maintenance on two 2020 American Standard 3 ton package units. Replaced standard lake filters located throughout home. Replaced thermostat batteries for master bedroom system. Cycled cooling equipment, checked temperature splits and found them within range. Verified voltages and system amperages. Found capacitors within range. Flushed out condensation lines and washed condenser coil. Cooling systems are operational at this time.
Found pin hole leak in back side of evaporator. Charged system to keep her cooling until coil installation.
Performed monthly maintenance in cooling on a 2007 American standard 3 ton , followed sequence of operation rinsed out filter checked amps voltage capacitor working at range checked pressures Recommend to balance out sub cooling checked compressor savor was Reading Zeros out of range recommend replacement, cleared condensation line rinsed condenser down, unit is working to manufacture specification in cooling at this time of visit
Performed annual cooling maintenance on a 2022 American Standard Silver 4 ton unit and a 2016 4 ton split AC unit. Both FAUs are located in garage. Replaced 2) 20x25 filters located in FAUs. Followed sequence of operations and checked voltage, amperage, capacitors, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Everything checked out in range. Bedroom unit thermostat is in the hallway. Bedrooms feel cooler/hotter because the thermostat is in the hallway. Client interested in new Ecobee thermostat or relocating thermostat, advised relocating thermostat will be better. Both thermostats checked out operational. Both systems are working at manufacture specifications in cooling at this time of service.
Recall: Left disconnect in the ‘off’ position. Plugged back in and checked refrigerant levels and electrical components. System operating within spec.
