Upon arrival thermostat set for 70, reading 79. Blower motor running, rooftop contactor engaged, no power. Found breaker off . Reset power no condenser turned on, was noisy as walking up then smooth. Gauged up and numbers looked good. Higher than normal vsat, indoor was pretty warm for 80. 20 degree split. Subcool, superheat, and line temperatures were good. Not sure if reversing valve issue. Will monitor issue, can schedule maintenance in a month or so to make sure everything is working properly and stabilized.

Performed cooling maintenance on 2016 American Standard rooftop package unit. Property manager recently changed 14 x 30 filter, left filter with property manager. Cleared all electrical components of dust and debris, verified proper sequence of operation, found 45/7.5 capacitor on the lower end of range as well as starting amps at max specifications, recommend replacement of capacitor to prevent any future breakdowns in the hotter seasons, due to weak capacitor and recommend compressor saver kit to assist compressor at start up and to prevent any damage to compressor and internal windings, will send estimates to email on file. verified refrigerant levels, and took temperature splits and cycled system. Cleared condensation line and washed condensing coil. System is cooling and operating at this time of service.
