James made sure to contact me prior to arrival which is important because of where I live. He was well within the anticipated arrival times I was told he would be here by the office when the appointment was made. Arrived at customer’s home to diagnose well panel non op. Found that well panel was getting power, but was not continuing power through wires going to well pump. Tested wires on both sides and found continuity between all three wires which tells me that the wires are damaged beyond repair. Informed customer of issue and stated that we would need to re pull wires through conduit to restore power. Also stated to customer that the conduit may be bad as well which would require more work and money to resolve issue.
The work conducted involved the installation of a 2 Ton 14 SEER Bosch Upflow Split Heat Pump, which included a filter base designated for the Casita. This installation was performed following standard protocols to ensure optimal performance and efficiency. The system has been configured to meet the specific needs of the space, reflecting our commitment to providing tailored heating solutions. All necessary checks and adjustments were made to confirm the proper setup and functionality of the unit, ensuring customer satisfaction and reliability in operation.
Heating service and safety check. Verified heating sequence of operations are operating. Casita equipment in very poor condition well past life expectancy. Casita equipment trouble staring due to poor condition and pressure switch stuck open. Casita equipment uses r22 refrigerant which is no longer manufactured. Will schedule to install new equipment for casita.
As I was driving down dirt road, a white pickup was leading and stopped me and asked where I was going, I informed I’m here for a maintenance for Bobby Flores and he said that was him and he’s leaving and we would need to reschedule.

Upon arrival, turn system onto cool blower motor would operate but contactor would not fully engage. Installed new contactor and system would operate and then contact her with disengage. Check for proper low-voltage and proper low-voltage is present. System is operating and cooling at this time. We will need to return to further diagnose low voltage issue. today’s trip was a courtesy call. We will charge card on file once all issues are repair
Upon arrival system was calling for cool but only blower motor would operate. While checking refrigerant levels discovered system was low on refrigerant and condenser not operating due to low pressure switch. Found found, and repaired leak in line set located near condenser. Pressure test system to ensure leak was repaired and vacuum system to 500 µm and recharge system back to manufacture specifications using 2 pounds of refrigerant. Also signed client on monthly comfort club.
After Diagnostic found unit is low on Freon system is r 22 due to age Freon change recommended replacement sent estimates
Upon cooling maintenance found system not operating, attempted to diagnose, but roof has not been properly repaired (see video) multiple soft areas on patio roof where technicians need to work, indicating potential collapsing, due to Weak roof, highly recommend properly repairing/replacing roof to prevent unsafe work area for technicians and potential injuries to tenants in home once patio issue is addressed highly recommend complete replacement of system that has multiple issues.
AC Repairs: Replaced a cracked drain pan that was causing water leaks from the air handler. Resolved the issue and ensured the unit’s safe and efficient operation.
Emergency AC Repairs: Responded during a heatwave to a failed AC system. Diagnosed and replaced a broken compressor, quickly restoring cool air and comfort.
Summertime Air Conditioning Maintenance: Conducted a thorough inspection and cleaning of the AC system, including filter replacement and motor lubrication. Prepared the unit for the summer cooling season.
