I Performed Maintenance on the Cooling System. Also replaced two 16x20 Filters. The system is a 2011 model located in the inside closet hallway and on the ground. The system checked out operational and within manufactures specifications at the time of the service.
Found system was low on refrigerant r22. Advised client of options and recommended replacement. Client agreed and replacing system on Thursday.
Client has memory loss and called wrong company timos for service accidentally. Timos claimed unit was leaking air and wanted to charge $800. Unit is not leaking air accept for what is common loss ant coil and not a mojor concern. Verified metal tape is properly installed
Performed annual cooling maintenance on a 2021 American Standard Platinum 4ton heat pump. FAU located in laundry room closet. Replaced 20x20 filter located in upper hallway wall. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, cleared condensation lines, rinsed condenser coils, and found no error codes on CDA. Everything checked out operational. 1050 thermostat checked out operational. Reset service reminders. System is working at manufacture specifications in cooling at this time of service.

Performed a cooling maintenance on a 2017 American standard silver condenser units. Check sequence of operations by checking refrigerant levels as well as all electrical components as shown in photos advised client that system could take a pound of refrigerant. Client will hold off on refrigerant at this Time. Recommended at least adding a pound of refrigerant. All electrical components are within range at this time. System is cooling down properly so cool is getting seven finish maintenance by washing condenser unit and changing out filters.
System non operational on arrival found power to equipment off. Re established power and was able to get equipment to start up and run. Replaced filter existing was completely plugged. Client is elderly and advise equipment in very poor condition 42 years old with multiple potential problems. highly recommend replacing equipment to avoid being without air during extreme heat. Attached estimate below Client elderly and had to contact son to advise
Executed a cooling maintenance (tech notes). Replace filters, cleaned circuit cabinet with CO2 tank and washdown condenser. Capacitors – good. Circuit safety check – no loose connections or burnt wires. Running and starting amperage measured within manufacturer specifications on all motors. Refrigerant circuit diagnostic – good. System is cooling the home at the time of maintenance.
Performed precision tune-up on split system with 94 down flow gas furnace in inside closet and unknown age Haier condenser. Changed 20x36 filter. Cleaned outdoor condensing coil. Checked 45/7.5 capacitors, both good. Checked amps, volts, and refrigerant charge. Found system very low on refrigerant, system has a major leak in it. System holds 222 oz, (13.8lbs). Due to the condition of system and size of refrigerant lost as well as mismatched components and age of furnace I recommended replacement of full system. Manager to send estimate and contact with phone call. Pictures attached. NOTE: he would like condenser moved about 10’ feet to the right next to gate. Informed we can discuss cost of relocation as refrigerant lines and electrical have to be extended.

Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, cleared condensation line, rinsed condenser coils, and found no error codes on CDA. 1050 thermostat checked out operational. Surge protectors still operational. System is working at manufacture specifications in cooling at this time of service.
Upon arrival first, went to the meter main and check the breaker. The breakers condition was bad, tried to reset the main under the meter which feeds powered to their sub panel at the residence and it would not reset so the problem was at the main breaker under the meter The breaker is 100 amp
Performed annual AC maintenance on 1991 RUUD split system FAU located inside garage. Changed 16 x 25 by one filter located in furnace cabinet. Checked amps, vault, capacitor and cleaned electrical compartment. Checked refrigerant levels, superheat, sub cool, line temperature in temperature split. Charge system back to manufacture specifications using 2 pounds of R22 replacement refrigerant. System is well beyond life expectancy but is cooling at this time
UV Air Purification System Installation: Installed a UV air purification system to neutralize airborne contaminants. Improved indoor air quality and promoted a healthier living environment for the valued client.
AC Repair Service: Conducting a repair service on an AC unit, I meticulously cleaned the compressor to counter reduced cooling performance. This intervention enhances cooling efficiency and prolongs the system's lifespan.
