Upon arrival found condenser running but blower was not. Capacitor checked out in range. Motor was overheated and making a buzzing noise when attempting to start. Informed, recommended and replaced blower motor. Tested and cycled system. System is cooling properly at this time of service.
AC System Repairs: Addressed water leaks from an AC unit by replacing a cracked drain pan and ensuring proper drainage.
Refrigerant Leak Detection and Recharge: Located a slow refrigerant leak during system diagnostics. Sealed the leak and refilled refrigerant to restore peak cooling.
HVAC Drain Line Cleaning: Responded to a report of water pooling near an HVAC unit. Found a blocked condensate drain line, cleared it, and restored proper drainage to prevent future leaks.
Performed annual cooling maintenance on a 2019 American Standard Silver 4ton unit. Coleman FAU located in laundry room. Replaced 2) 16x20 filters. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Everything checked out operational. Ecobee thermostat checked out operational. System is working properly in cooling at this time of service.

Perform annual heating maintenance on 2019 train split heat pump air handler located in outside closet. I will need to return to change 14 x 20 filter. Checked amps, volts, capacitor and cleaned electrical compartment. Recommended and installed new 70/7.5 micro ferric capacitor. Check refrigerator levels, superheat, subcool, and temperature split. Cleared line and washed condensing coil. Found all other electrical components and refrigerant levels to be within manufactured specifications. System is operating appropriately.
