Performed a cooling maintenance on a 2013 Trane and a 1998 Rheem condensers. Washed out filters located in ceiling. Cycled cooling systems, checked Freon levels, voltages and system amps. Tested capacitors and start kits. Found capacitor for 2013 Trane unit (serial# KHTAA) low reading 24/35uf. Informed client and replaced capacitor. (Two year part warranty). Also washed condenser coils and cleared condensation lines. Cooling systems are operational at this time.
Client had questions about 20 SEER equipment. Built options for all 3 systems and sending estimates via email. If more than 1 system is installed then only 1 city permit would need to be pulled, saving 900$ per system. Also additional discount of 1000$ per additional unit installed.
Cleaned alerts and set time and date on Honeywell 8000 thermostat.
Executed a cooling maintenance on a split system (technician notes). Washed down condenser coil, replaced filter, cleared condensate drain line and cleaned circuit cabinet with CO2 tank. High starting amperage on compressor motor. Installed compressor saver kit. Client paid via C. C. Running amperage measured within manufactures specifications on all motors. Circuit safety check – no loose connections or burnt wires. Capacitor – good. Refrigerant circuit diagnostic – good. Temperature split 25°. System is cooling the home at the time of maintenance.
Performed annual cooling maintenance on 4 cooling systems. 3 15+ year York split systems and 1 2019 trane package unit also service mini split for garage. Changed filters, cleared condensation lines. Checked capacitors, LRA rla, Fla. checked refrigerant pressures, temperature splits equipment is cooling properly at this time. Client interested in replacement quotes. Gave quotes verbally and sending estimates via email.
Comfort ac service on (2)2012/13 split systems. Fau located inside closets, condensers on east and west side of home. Client had already replaced filters. Flushed both condensate lines and washed condenser coils. Checked out all ac components and refrigerant levels. Strapped all capacitors. Blew out electrical compartments. Advised on age and life expectancy. Mike to follow up with winter time estimates.
