Casita unit replace 1/10 824 fan motor and capacitor 40/5 After repairs were made tested system operations system is not operating properly and within limit limits Also compressor amps dropped system is now using less amps
Performed a cooling maintenance on a 2014 American Standard silver series condenser and a 2019 4 ton condenser, condenser located on right side of home and left side, filter located inside fua and filter rack, fau located on outside closet, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. Serviced ductless unit.
Homeowner stated bedroom unit #A91F 2021 Gold American standard wasn’t cooling properly. Found oil markings on top, indicating leak inside compressor area. Confirmed we replaced this compressor July 2024. Found and confirmed leak at discharge line where tubing cutters were used. Covered under parts and labor. System was almost flat. Removed charge, brazed leak point. Pressure tested after and used bubble reactant to confirm. Pulled deep vacuum. Performed decay test, stayed under 500 microns. Added back factory charge 12lbs 10oz. Tested system after and charge and temperature split are good. System is cooling properly now.
Performed annual maintenance on a 2024 5 ton American standard unit. Verified amperage draw, refrigerant levels, and motor operations. Inspected for loose or burnt wires – none found. Replaced air filters (20x30 and 20x20). Noted recent duct modifications for two new return vents. Cleared condensation from upflow FAU jones valve. Washed down condenser coil
Performed annual AC maintenance on two 2018 American Standard split systems FAU located in the garage closet. Washed washable filters. Checked amps, volt, capacitor and start kit also cleaned electrical compartment. Installed two new capacitors.. Check refrigerant levels, super heat, subcool and temperature split. Cleared condensation line and washed condensing coil. Cycled system from fourth generation mirror nest thermostat. Thermostat are operational. Found all other electrical components in the refrigerant levels to be within manufacture specifications. Both systems are operating and cooling properly at time of service.
Three 2015 Performed a semi annual cooling service on three split systems. Replaced filters throughout the house and Casita. Cleared condensation lines at furnace and discharge point cycled equipment followed, cooling sequence of operation checked refrigerant/temperature split checked capacitor, hard start, fan motor, compressor, amps and voltage. Secured a clean electrical connections at condenser and fuse box. Thermostat checked out. Rinsed condenser coils. Rinsed, washable filter filters and condenser coil for garage ductless unit. Unit SN ***** 28244 Casita unit While performing maintenance found capacitor completely out of range. The only reason system is starting because it has a hard start that turns compressor on also found condenser fan motor has oil markings around housing indicating condenser is on his way out. Attached is an estimate for recommended repairs Repairs can be performed from outside and tested from outside

Performed an AC maintenance on three 1999 Lennox split systems and Goodman condensing unit. Checked 4 inch filters. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, superheat, sub, cool, and temperature split. Cleared lines and clean coils. Unit number 8734 is low on refrigerant so is unit number 3579 and Goodman unit 5099 will not come on at all. Clients have home warranty spoke with property manager.
Service Type: Demand Service – No Cooling Unit sub SN:*** 36GB1F. Living room Issue Reported: Upon arrival, the client stated that the system stopped cooling the previous night. Thermostat was set to 77°F, with an indoor temperature reading of 89°F. Diagnostics & Findings: • Inspected thermostat: Confirmed it was calling for cooling. • Checked air handler: Found it running. • Inspected float (water safety) switch: Found reservoir full of water, causing the system to shut off cooling. • Investigated outdoor condensate discharge: Found line buried underground, restricting proper drainage. Action Taken: • Informed client of the issue and received approval to flush the condensate drain line. • Flushed the line using high-pressure CO₂. • Verified proper drainage and emptied the float switch reservoir. • Confirmed no residual water remained in the system. • Partially unburied the outdoor discharge line for proper drainage. This installation involved evaluating the previous system, ensuring proper configuration for optimal performance, and adhering to industry standards for quality and safety.
