Main Common Area HVAC System: On arrival I found the indoor blower motor would not turn on. Tested the run capacitor and found it to have failed below value. Went to spin the blower wheel and found that it had slid off the blower motor shaft and was rubbing against the indoor blower housing. Removed the blower motor and noticed that a substantial amount of grease had leaked out of the motor which caused the wheel hub to slide off the shaft. Recommend replacement of the indoor blower motor to return system back to operation. Installed new indoor PSC Blower Motor, installed new run capacitor and tested system in both heating and cooling modes. Verified everything was operating within manufacture’s specifications for operation. Everything is working at this time.
