I also tested the Reme Halo and found it to be working. I informed the homeowner of this, and she asked me to unplug it for now just in case she decides to have it on later. After I completed the work, I checked the system and found the outdoor condenser fan motor has a hotspot. I informed the customer and presented options for repair,. Two system maintenance completed. Upstairs unit – The drain line was cleared, and the float switch is operational. All electrical was checked. No major issues found with this system. Downstairs unit – I found that the float switch is not operational. I also found water in the emergency drain pan. Found significant rust on emergency drain pan. The primary drain line was flushed and cleaned. The outdoor heat pump coil was cleaned. All electrical components are within manufacture specs. I did find the refrigerant charge below manufactures specs. Evaporator coil at 35 degrees and super heat above normal. The homeowner has opted to have the float switch replaced at this time. I replaced the float switch and checked operation.
Air Conditioning System Tune-Up: Conducted a tune-up by cleaning coils, checking refrigerant levels, and optimizing performance for extended unit lifespan.
Cool check completed on a horizontal gas system. The homeowner stated that they hear a rattle noise coming from the condenser occasionally but I was unable to recreate the noise during the visit today. I found that the capacitor is very low in value and the condenser fan motor is starting to show signs of overheating. No other major issues found.

Performed cooling maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. All surge protectors, UV lights, and the air purifier are on and working. I did find that the starter on the condenser unit is burnt and pitted at the contacts. No other major issues were found, and the system is operational at this time.
On arrival the homeowner stated that water was leaking from underneath the vertical air handler. During my assessment I found a clogged primary drain line which was dumping water down the secondary drain line and into the emergency drain pan underneath air handler. The existing float switch attached to the emergency drain pan was found to be faulty. Presented repair options and the homeowner chose to have the drain line cleared and the safety switch replaced. I completed the repairs and cycled the thermostat. The system is operational and cooling at this time.
