I performed a heating tune-up over the system. I made sure to rinse out the heat pump outside. During my evaluation I discovered the following: the indoor blower capacitor and outdoor heat pump capacitor are getting weak and out of spec, the blower motor is leaking oil, the condenser fan motor is leaking oil, the contactor is pitted and charred, and the blower wheel is dirty. I brought all of this to the attention of the homeowners and wrote up a list. They elected to only renew their maintenance plan today. I informed them about all of my concerns and also ballparked replacement systems.

Performed heat check on one heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor condenser coil. I replaced the filter with one supplied by the homeowner. After performing tune up I reset the breaker/disconnect at the condenser and found that the breaker had failed and was not passing power to the condenser. I replaced the breaker with a pull out disconnect box at no charge to the homeowner. I cycled power and confirmed the system is working at this time. No other issues were found.

Replace System Installed 3 ton carrier 10kw HP system. Added plywood overlay and rebuilt and insulated drain line. Installed new line filter drier and replaced outdoor disconnect. Pressure tested system for extensive leak check and pulled deep vacuum. Weighed in factory charge and verified operation. System working at this time.

On arrival, I found some of the low voltage control wiring was taped up. Tapped the wiring and the contactor started sputtering. Removed the tape and found the wire was brittle and broken. Ran new control wiring from condenser to air handler. Placed outside portion in Seal-Tite to protect from elements. Also re-insulated suction line to ensure proper insulation of the suction line. Inspected all Performance, Mechanical and Safety Systems. Verified everything is operating within manufacture’s specifications for operation. Everything is working at this time.

Performed service diagnostic. Diagnostic found that the capacitor on the condenser unit has failed. 60 amp breaker for the unit is also bad and not passing power. Options for repair were presented to customer and they chose to have the capacitor replaced today. The customer will replace the breaker himself.

Performed cooling maintenance. Checked electrical, mechanical and performance of the system. I found the outdoor condenser fan motor showing signs of overheating and the condenser capacitor undervalue. Presented customer with option to repair she chose to have the mandatory repairs done at this time. Completed the repairs and cycled the thermostat. Everything is on and running at this time.

Performed semiannual maintenance on one electric heating system. Found all electrical items and heaters to be operating within the manufacture’s specifications for operation. Flushed and treated drain line and cycled system to verify complete and full operation. Everything is working at this time.

Performed service diagnostic and found a refrigerant leak at the evaporator coil. I gave the customer options, and they chose to have the coil replaced. Replaced indoor evaporator coil. Reattached drain and insulated it. Installed new inline filter dryer, pressure tested with dry nitrogen and pulled a vacuum on copper line set. Charged system with new R-410A refrigerant. System is working properly at this time.

Performed maintenance on the AC system. I cleared the drain line, cleaned condensing coil, checked pressures and all electrical connections. Found that the condenser capacitor was out of manufacturer’s specifications. Also found that the fan motor showed signs of overheating. Gave customer options to replace the capacitor, fan motor and add surge protection. Customer chose to replace capacitor. I completed the repair and system is operational.

After performing the diagnostic I found a bad starter. After replacing the starter and getting the system back up and running, I found that it was completely empty on refrigerant. Performed leak search and found a leak in the condenser coil. I presented the client with her options, and she chose to have the condenser replaced. Replaced 3-ton condenser. Replaced inline filter dryer. Pressure tested with dry nitrogen. Pulled a deep vacuum on copper line set. Charged system to factory specs. System is working properly at time of departure.

After performing the diagnostic, I found that the defrost control board has failed and is not sending the correct voltage through it. I also found that the starter has failed and is stuck closed. I presented the client with his options, and he chose to have it all replaced. We are ordering the control board and will return to install once it arrives. Trip 2 - Replaced the condenser control board, starter and added 2.5 lbs of R-410A refrigerant to the system. After performing the repairs everything is working at this time. I did find that the condenser fan motor is running hotter than it's supposed to and the secondary drain pan needs to be replaced. I presented my findings to the client.
