Excellent, Friendly Service

I called Garner to make an appointment and they immediately knew who I was and booked the appointment. They showed up right on time and the service was completed thoroughly and quickly. The technician was very friendly and described just what he had done. Later they sent a summary of the visit complete with photos. Great customer service!

Each technician that came out to my house was very respectful of my time. They worked hard to get my system back up and running, crazy how much we rely on our AC's in Texas. Definitely did a great job!

Performed semiannual maintenance on one heat pump cooling system. Inspected all Performance, Mechanical and Safety Systems. Flushed and treated the primary drain line. I did find that the drain line piping that runs outside near the condenser had gotten buried under the dirt. I was able to lift it out to help ensure condensate drains properly. Applied a drain treatment inside the primary drain line and in the internal drain pan. Homeowners did mention that the Ecobee would constantly show high humidity alerts (above 70%) and were concerned if the dehumidification function of the unit was operating properly. I went through the system and verified airflow and refrigerants levels were set properly. I did notice when going through the Ecobee wiring setup that the thermostat was registering that there was a wire plugged into ACC, instead of ACC+. I was able to manually configure the wiring program of the thermostat to correct the wiring to ACC+ which is connected to the DEHUM input on

Arrive to find no power to the upstairs thermostat. Performed diagnostic. Checked the fuse in the furnace and found that it had popped. I then went outside to test the contactor and found the contactor’s resistance at 2.0 indicating a failed contactor. Replace contactor and fuse. Cycled cool mode and the system is now cooling properly.

On arrival, I found the Nest thermostat with an error code of “no 24v to R”. I went into the furnace closet and found that the emergency water safety switch was tripped due to a restricted drain line. I flushed and treated the primary drain line and cleaned out the float switch. I reset the AC unit and tested the system. I did inform the homeowner that the furnace was still original from 2005, and I did see some rust forming along the inducer motor and heat exchanger assembly. I recommended that he make sure the furnace gets checked out prior to heating season to ensure it is safe to run. Verified everything was operating within manufacture’s specifications for operation. Everything is working at this time.

Downstairs HVAC System: On arrival, I found that the downstairs system compressor was not pumping any refrigerant throughout the system, but the condenser fan motor was spinning. I removed the outdoor electrical panel for the system and found that the run capacitor was just thrown into the packaging box and left in the system; not properly mounted or secured. I tested the run capacitor and found it has failed across the HERM terminal. I did also test the FAN terminal and found that it was starting to fail as well, measuring well below the 10% value of the rating. I also noted that the condenser fan motor has been replaced before. The data tag of the unit calls for a 1/15HP motor and it was changed out with a 1/4HP motor. Due to this, the new motor is too long in length which is making the fan blade sit below the fan shroud, so as the fan motor is running, it is not moving air correctly out of the coil and out of the system. I installed the correct size run capacitor and proper

Installed new TXV on the evaporator coil. Replaced the inline filter dryer, pressure tested with dry nitrogen and pulled a vacuum on the copper line set. Cleared and treated the condensation drain line. Charged system to factory specs and check operation. The system is working at this time.

System was off when I arrived. The homeowner stated that it was only blowing hot air the last two days, but they noticed the condenser fan running. Performed the diagnostic and found that the dual capacitor has failed. Presented repair options and the homeowner decided to have the capacitor replaced today. Completed repair and cycled thermostat. System operational upon completion of repairs.

Spoke with homeowner and she stated that the upstairs unit’s condenser would make a loud metal noise on startup/shutdown. I went through the unit and cycled the system multiple times from the disconnect. I ensured all screw mounts were secured properly. System sounded and operated as designed. Washed the outdoor condensing coil as it did have some dust build up in the fins. Verified everything was operating within manufacture’s specifications for operation. Started diagnostic and I found that the downstairs thermostat was set to HEAT mode. I turned the thermostat to COOL mode, and I could hear the unit rattling from inside the home. I went outside to inspect the unit and found that the condenser fan motor is running extremely loud due to the motor leaking oil and the motor bearings running dry. I then tested the run capacitor and found it has failed below value across both the FAN and the HERM terminals. I tested the contactor relay and found the low voltage coil to have an ohm reading higher than designed (reading around 24Ω, versus the nominal 12-14Ω). I then moved back inside and looked at the indoor furnace system. I tested and verified the blower motor run capacitor in the furnace was reading within value and all wires were tightened and secured properly at the furnace control board. Installed new outdoor condenser fan motor and programmed new motor to match the original motor RPM speed. Installed new outdoor run capacito

Performed AC cool check. Checked electrical, mechanical, safety, and performance of the system. The drain line was cleared and treated. The air handler has some mold/mildew spots. I wiped off what I could reach of the mold. The blower wheel is clean, and the electrical wiring was tightened. The condenser coil is clean. The capacitor for the condenser unit is within value. The contactor and condenser fan motor are in good condition. Refrigerant charge is within factory specifications. No other major issues were found.

Upstairs HVAC System: On arrival I spoke with homeowner, who explained to me that the upstairs system was not blowing any cool air from the vents the previous night. I went into the attic and found that the water safety switch was tripped due to a restricted primary drain line that attaches to the left side master bathroom sink. I cleared the drain and then flushed it with a gallon of water to verify proper drainage and slope. Lastly, I treated the drain. Reset the cooling system and set the Ecobee thermostat to cool mode and tested the cooling system. Verified all electrical items at the outdoor condenser were operating within manufacture’s specifications for operation.

Homeowner provided two new 20x25x4 air filters to be changed out for both systems. Went through both systems and verified everything was operating within manufacture’s specifications for operation. I changed the filters with customer supplied filters. I also fixed the fresh air controller that had a bad wire.
