We are more than pleased with Garner’s service and the professionalism, patience and skills Max, Ethan and his crew demonstrated while dealing with a complete HVAC and duct removal and replacement and difficult tenant that insisted on staying at the property while worked was being done. They are pricey but the quality of services I received from them was well worth the investment.
Matt explains the situation clearly and offers solutions. He even gives me advice on what may come in the near future that may need to be addressed. That helps me prepare financially.
Solved problem in cooling at semi-annual maintenance agreement visit. Did a complete review and thorough check up of my system and brought a/c back to better operation. Unfortunately, my a/c is fairly new so I was surprised with the repair. However, he took care of the problem (with photos before and after the repair) and I was pleased everything was back in good working order.

Tech was early but announced so I knew he was coming. Chey was pleasant and friendly to talk to. He was quick to troubleshoot and complete his assessment. We are happy choosing the unit we bought and Chey knew all the aspects of our unit. Will be using the Garner AC maintenance plan bi annually to keep our system running smoothly. Service diagnostic found that the thermostat has failed. The thermostat is receiving power but is not passing power to the Y wire to run the condenser unit. I removed the thermostat and bypassed it to test it with a jumper. The system came on and was running. Options for repair were presented to the customer and she chose to replace the thermostat. I replaced the thermostat and function tested the system. The system is running at the time of departure.
I went through the thermostat and noticed it was roughly 4 years out of date on the software. Went to update the software and when the thermostat would reboot to load up, the screen would go blank. I installed a different thermostat on the wall to test the system and was able to get my tester thermostat to run through all functions and reboot as normal. I recommend having a new Infinity UI Controller installed for the system to operate as designed and to be able to connect to WiFi. Homeowner agreed. Installed new Infinity UI Controller, connected to Wi-Fi and the smart phone app for remote control of the unit. Also ensured emergency water safety switch was enabled in the service menu and turned off the schedule/program feature for the homeowner. Ensured the app was successfully controlling the thermostat, along with updating thermostat to the latest software. Everything is working at this time.
Performed cooling maintenance on a heat pump system. Checked all electrical mechanical and performance of the system. The drain line was extremely clogged up. I cleared the drain and the primary pan. I poured three gallons of water into the drain and confirmed it is draining properly, I then treated the drain. I washed the outdoor coil and replaced the filter for the customer. I did find that the secondary pan is extremely rusted. I spoke to the customer about having the pan replaced and a water safety switch installed on the secondary drain to prevent any water overflow into the secondary pan. No other major issues were found, and the system is operational at this time.
Arrived to find the up-flow air handler with condensation drain issues. Performed an inspection and found that the primary drain line is clogged. Also, during the inspection I found a hole in between the primary and secondary plug on the internal drain pan which is causing a leak. The primary drain line was cleared and treated. The customer assisted me in verifying that pressurized air and water was coming out of the termination point next to condenser. I used silicone to plug the hole. Waited 15 minutes before testing it again to ensure the hole was patched. I poured water into the internal drain pan and ensured that water was no longer flowing out of hole. Found no other major issue with the water removal system at this time. The customer will monitor any water issues moving forward.
Performed semiannual maintenance on two straight cool HVAC system. Inspected all Performance, Mechanical and Safety systems. Changed out two AprilAire 410 air filters. Cleaned and washed the outdoor condensing coils. Tested and verified all mechanical components were operating within manufacture’s specifications for operation. Everything is working at this time.
Installed new Carrier 3-ton gas system. Installed 2 new Ecobee Pro thermostats. Rebuilt and insulated condensate drain line. Added SS2 and SS3 safety float switches. Cleared drain line with CO2 and flushed drain with water to ensure proper operation. That was then followed by Viper drain treatment. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on copper line set. Replaced the disconnect and electrical whip. Ran the low voltage in Seal-Tite. Ran a new wire for the new thermostat upstairs. Replaced the single supply plenum with a bull head T and added 16x16 dampers to split the upstairs and downstairs. Added a zone board to control the dampers. Replaced the return plenum and attached existing ducts. Charged system to factory spec and performed a benchmark. The system is working properly at time of departure.
On arrival, I found that emergency water safety switch tripped due to a clog in the drain line. I went outside to locate the drain exit next to the condensing unit. I tilted the drain line down to see if anything would come out, but no gunk or condensate came out. Recommend a complete drain line cleaning to ensure drain line is clean and clear of any gunk & debris to ensure proper condensate flow. Flushed and treated the primary drain line. Used multiple gallons of hot water until the line was showing proper drainage from the exterior drain piping. Removed the water from the water safety switch and reset the system. Verified system started up and began cooling the home. Everything is working at this time.
Cool check performed on a horizontal gas system. I checked the float switch, and it is operational. I did clear the drain line, however the sink in which the condensation drain line terminates is clogged. The outdoor unit and coils cleaned. The refrigerant charge is within range and all electrical within manufacture specs. No other major issues found.
Performed cooling maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. Filter was replaced by the customer recently. I did find that the outdoor capacitor is below value on the herm side. I spoke with the homeowner and presented options for repair. He chose to have the capacitor replaced today. I replaced the capacitor and cycled power at the thermostat. The outdoor temperature is 74 and raining, and the condenser is a little wet, so was not able to accurately check refrigerant charge. No other major issues were found, and the system is operational at this time
Completed duct sealing on the I-boxes. Built and sealed new supply plenum. Sealed all return plenums and all flex connections. Sealed all downstairs buckets with mastic and silicone to the drywall. Glued drain connections and insulated the line. Everything is operational at this time.
Replaced evaporator coil. Pressure tested line set with nitrogen. Used micro leak detector to ensure no leaks and pulled a vacuum on the line set. Weighed in additional refrigerant needed for proper cooling. Insulated and glued primary drain. Rebuilt secondary drain line.
Performed diagnosis on an American Standard up-flow air handler system. Found that the primary drain leading outside was clogged. During inspection of the drain, I found deficiencies in the drainage system including a permanently kinked hose coming out of thehome’s foundation next to condenser. Also showed homeowner significant buildup of grime and biological growth inside the air handler. Visited with the homeowner about different options to repair and they have chosen to just have the drain cleared today as they plan to replace the system in the Fall. The drain line was flushed, cleared and treated and is flowing properly at this time.
Two system horizontal air handler/heat pump cool check completed. Downstairs System: The air handler and evaporator coil both have significant buildup. The drain line and internal drain pan have been cleared and treated. Both float switches are operational. Condenser coils cleaned. I did find that the condenser fan motor is leaking lubricant. All other electrical components are within manufacture specs. Upstairs System: The air handler is clean. The drain line and internal drain pan have been cleared and treated. Both float switches are operational. Condenser coils cleaned. I did find that the condenser fan motor is leaking lubricant. All other electrical components are within manufacture specs. Temperature split on both units are within range. Both units are cooling properly at this time. No other major issues found.
On arrival the homeowner stated that the thermostat was blank, and the system was not working. I performed a diagnostic on the system and found that the water safety switch has failed and therefore is not passing power. I also found some microbial growth in the air handler, so I sealed the air handler knockout with cork tape to prevent any unfiltered air from entering the system. I also secured the compressor wiring at the outside unit to prevent any electrical rub outs. I presented options to the homeowner, and he chose to have the water safety switch replaced today. I replaced the safety switch and cycled power at the thermostat. No other major issues were found, and the system is operational at this time.
