We can enjoy our house again

Appreciate photo with name before arrival as well as the call. Once here he was friendly and polite while he took care of business. He didn’t mind questions or repeating as needed. He was very efficient getting the unit working again.

Performed cooling maintenance on one heat pump system. Checked all electrical, mechanical and performance of the system. I did find that the primary drain line was clogged. I was able to clear the drain line by connecting my vacuum to the drain line outside and used the duct straps to loosen any blockage in the drain at the air handler. I then tested the drain with two gallons of water and confirmed it was draining properly. Both UV lights and the air purifier are on and working properly. No other major issues were found, and the system is operational at this time.

Performed diagnostic. I found that the primary drain line is clogged, and water has backed up onto the water safety switch. I informed the customer, and he chose to have the drain line cleared. I cleared and treated the drain line and tested the drain with 2 gallons of water. I confirmed the system is now draining properly. System is operational at this time.

Performed heat check on an American Standard heat pump system. Checked electrical, mechanical, safety, and performance of the system. Electric heat strips for auxiliary heating are functional. I ran the system in heating and cooling for several minutes and both are operational. Condenser was cleaned. The condensate drain had a partial clog and had buildup along the entire length of the line. I tested the drain line and found that it was backing up. I used drain treatment to break up the clog and then cleared the drain. I then rechecked the drain with water and the drain is now flowing. Once done, I treated the drain. No other major issues were found, and system was running at the time of departure.

Performed service diagnostic and found that the air handler was not receiving power. The circuit breaker for the air handler on the main panel had failed. Options for repair were presented to the customer and they chose to have the breaker replaced today. The circuit breaker was replaced, and the system was function checked. The system was running at the time of departure.

Performed semiannual maintenance on one cooling system. Inspected all Performance, Mechanical and Safety Systems. Verified everything was operating within the manufacture’s specifications for operation. Indoor system drain line cleared and treated. Outside condenser refrigerant pressures within range and condenser cleaned. No major issues were found and system running at time of departure.

Installed new 2.5-ton Carrier straight electric system. Installed a new Ecobee thermostat. Rebuilt and insulated primary drain line and verified drain operation. Installed SS2 and SS3 safety float switches. Built new supply plenum and return plenum and sealed with mastic airlock. Replaced disconnect and whip at the outdoor condensing unit. Installed new disconnect at the indoor unit. Installed new filter dryer, pressure tested the copper line set with nitrogen and pulled a vacuum on the line set. Charged system to factory spec. Replaced return air grille. Electrician ran power to the disconnect and the system is working properly at time of departure

Upon arrival, I noticed that the outdoor system condenser fan motor was not running. Checked all mechanical and electrical components of the outdoor condenser. Found that the capacitor on the fan side is below value. Presented repair options and customer chose to move forward with replacement of the capacitor. Completed repair and system is operational.
