Not being an air conditioner repair person I have to take the technician’s word that they did a great job. I thought some of the prices he quoted was way out of the ball park. Thought Mr Torres was a pleasant guy and courteous.

Performed AC cool check. Checked electrical, mechanical, safety and performance of the system. The drain line was cleared, and flow tested with two gallons of water. The drain line was then treated. The air handler, evaporator coil and blower wheel are clean. System sterilizers are operational. The blower motor capacitor is below value. The condenser fan motor and contactor are both in good condition. The capacitor for the condenser unit is within value. The refrigerant charge is within factory specifications. The condenser coil was cleaned. Options for repair were presented to the customer, and Shea chose to have the blower motor capacitor replaced. I replaced the blower motor capacitor and function checked the system. The system is running at the time of departure.
Installed Carrier gas system. Installed Ecobee Pro thermostat. Built and installed new supply and return plenums and sealed all connections with mastic air lock. Relocated filter dryer to attic. Installed new secondary drain pan. Rebuilt and insulated drain line. Installed SS3 safety float switch. Cleared drain and verified operation. Replaced disconnect and whip to outdoor system. Pressure tested line set and pulled a vacuum. Weighed in additional refrigerant to meet manufacturers specifications.
HVAC System Repairs: Replaced a faulty start capacitor to resolve startup failures and restore reliable HVAC system operation.
Installed new suction line thermistor at the outdoor unit. Secured all wiring terminals at the control board. Rinsed out the outdoor unit to ensure proper heat transfer of the refrigerant. Reset power to system and checked charge. Everything is working at this time.

I also treated the drain lines. The air handlers, blower wheels, and evaporator coils are all clean. The wiring is tight and in good condition. I replaced the filters with customer supplied filters. I also taped up the air handlers around the evaporator coil doors to combat air leaks. The condenser fan motors and contactors are in good condition. The capacitors for the condenser units are all within value. The refrigerant charges for all three systems are within factory specifications. The condenser coils were cleaned. No major issues were found at this time, and the systems are running at the time of departure.
Performed semiannual maintenance on one straight electric cooling system. Inspected all Performance, Mechanical and Safety systems. Tested and verified all mechanical components were operating within manufacture’s specifications for operation. Everything is working at this time.
Performed semiannual maintenance on two straight cool AC systems. Inspected all Performance, Mechanical and Safety systems. Changed out two homeowner supplied AprilAire air filters (513 & 213). Tested and verified everything was operating within manufacture’s specifications for operation on both systems. Everything is working at this time.
Performed semiannual maintenance on two straight cool cooling units. Inspected all Performance, Mechanical and Safety Systems. Verified all mechanical components were operating within manufacture’s specifications for operation. On the main house HVAC system, inside the evaporator coil cabinet, the insulation had fallen off and was resting on the coil. I taped the insulation back to the top to ensure proper airflow of the system. Everything is working at this time.
AC Blower Fan Alignment: Aligned a misaligned blower fan to restore efficient cooling and air circulation.
Service diagnostic found that the 24v signal wiring running into the condenser had come loose and was hanging disconnected. I remade the connections and secured them in place. I also tightened down the other connections in the condenser unit. The system was function checked and was running at the time of departure.
Service diagnostic found that the blower motor was failing. The motor was not running consistently or at a constant speed. The motor was getting power and signal to run without dropping the power or signal. Options for repair were presented to the customer, and he chose to have the motor replaced. I replaced the blower motor and function checked the system. The system is now operating normally and cooling at the time of departure.
Installed new evaporator coil. Moved the new filter dryer into the attic. Pressure tested with dry nitrogen and pulled a vacuum on the copper line set. Replaced the torque booster on the outdoor unit. Flushed drain line and checked operation of the condensate pump. Charged system to factory specs. The system is working properly at this time.
Performed AC cool check on two systems. Checked electrical, mechanical, safety, and performance of the systems. One of the systems was having drain issues due to a partial clog in the drain line. I cleared both drains and flow tested them with water. I also had the customer observe the water flowing though the drains during the flow test. The blower wheels are clean. The wiring is tight and in good condition. Condenser fan motors and contactors are in good condition. Capacitors on the condenser units are within value. The refrigerant charge for the systems is within factory specifications. No other major issues were found, and the systems were running at the time of departure.
Spoke with homeowner and he stated that the temp inside the house got up to 85°. He could feel air blowing out of the supply registers, but it was not cool air, simply just circulating air inside the home. I went to the outdoor unit and found nothing running. I then went into the attic and found that the primary drain line was clogged up tripping the emergency water safety switch shutting down control voltage to the outdoor heat pump. I cleaned and cleared the primary line. I then flushed the line out with a gallon of water to ensure proper drainage and slope of the drain line to the exterior penetration next to the heat pump unit. I also added in a drain treatment into the piping to help with condensate drainage. Reset the AC system and verified everything was operating within manufacture’s specifications for operation.
