Service diagnostic found that the drain line was clogged. Water was backing up into the secondary drain line and tripping the safety switch. I spoke with homeowner and she chose to sign up for maintenance. I performed an AC cool check and cleared the drain under the maintenance visit. No other major issues were found, and the system was running at the time of departure.

Performed service diagnostic and found that the capacitor for the condenser unit has failed. Options for repair were presented to the customer and they chose to have the capacitor replaced. I replaced the capacitor and treated the inside of the electrical cabinet with JS insecticide to help prevent ants from getting into the electrical system. I function checked the system and the system is now operational.

Master bedroom HVAC System: On arrival homeowner stated that they noticed the bedroom was not cooling off when running the AC. I turned the thermostat to COOL mode. I checked the drain line and drain pan and verified that they were clean and clear. Went outside and noticed oil residue along the service ports of the condenser unit. Checked the refrigerant level and found the system to be extremely low on R-410a. I was able to use soap bubble leak detection solution to verify a refrigerant leak coming from the Schrader valve of the liquid line service port. Used my valve core tool and tightened it to spec. I then recharged the system with R-410A refrigerant. I completed performance and safety testing on the system. Verified everything was operating within manufacture’s specifications for operation. System operating with a 10°SH and a 10°SC Everything is working at this time.

I made sure to clear and treat the drain as well as rinse out the heat pump outside. I checked over the entire system and found everything to be in great working order for its age. I didn’t have any major concerns with the system.

Performed AC cool check. Checked electrical, mechanical, safety, and performance of the system. The drain line was cleared and treated. The blower wheel is clean, and the blower motor capacitor is within value. The UV light on the evaporator coil is operational. Condenser coil clean. Condenser fan motor and contactor are in good condition. The condenser capacitor is within value and the refrigerant charge is at factory specifications. No major issues were found.

Replaced both condenser fan motors and installed surge protection on the downstairs condenser. Both systems were function checked and were running at the time of departure.

On arrival, I met with Mr. Adam, and he showed me the inspection report which reported a yellow flame at the burners. I turned the thermostat to heating mode and found the flame coming back into the burners and some soot build up over the heat exchanger burners. I did notice when installation of the LP kit was originally done, the mixing screws were never installed. I went through the LP conversion kit box and found that two of the four mixing screws were missing. Installed new LP kit at furnace, adjusted fuel pressure to 11inWC and did a CO test at furnace and inside home. Verified everything was operating within manufacture’s specifications for operation. Everything is working at this time.

On the return visit we sealed both systems from return to supply. Every joint and duct connection was sealed with mastic. Each seam was sealed on both systems. The coils of both systems were sprayed down with the Viper evaporator coil cleaner.

Performed AC cool check. Checked electrical, mechanical, safety, and performance of the system. The air handler and blower wheel are clean. The evaporator coil is also clean. The wiring is tight and in good condition. Drain line was cleared and treated. The condenser fan motor is in good condition. Condenser capacitor is within value. Electrical disconnect and contactor are also in good condition. The condenser coil is clean. No major issues were found, and the system was running at the time of departure.

Main Common Area HVAC System: On arrival I found the indoor blower motor would not turn on. Tested the run capacitor and found it to have failed below value. Went to spin the blower wheel and found that it had slid off the blower motor shaft and was rubbing against the indoor blower housing. Removed the blower motor and noticed that a substantial amount of grease had leaked out of the motor which caused the wheel hub to slide off the shaft. Recommend replacement of the indoor blower motor to return system back to operation. Installed new indoor PSC Blower Motor, installed new run capacitor and tested system in both heating and cooling modes. Verified everything was operating within manufacture’s specifications for operation. Everything is working at this time.

Removed old duct board and heat pump system. Replaced with a new 4-ton heat pump system. Installed extended plenum. Removed the old drain and installed a new drain. Removed the old drain pan and replaced it with a new drain pan. Replaced condenser pad with new pad. Brazed in new condenser. Brazed in new heat pump filter dryer inside near coil. Reattached ducts. Pressure tested and vacuum tested. Drain cleared. Everything is working properly.

Service diagnostic found that the condensate drain line was clogged. Water had backed up into the secondary drain and tripped the safety switch. The drain line was piped in a way that prevented treating or clearing the drain effectively. I installed a vent on the primary drain that allows the trap and the drain to be cleared. I then cleared the drain and flow tested the drain line with water. I also treated the drain line. System was running at the time of departure.

Performed AC cool check. Checked electrical, mechanical, safety, and performance of the system. The door switch for the furnace was bypassed. I wired the door switch back in so that it turns off the power while open. The capacitor for the blower motor had been replaced but was unsecured and left hanging by the wires so I secured the capacitor in place. There was a start kit installed on the condenser and it was also unsecured, so I secured it as well. The secondary drain line is piped into the secondary pan and could flow water without tripping the switch in the pan. No other major issues were found. See attached checklist for full tune-up details. Options for repair were presented to the customer and she chose to have a safety switch installed on the secondary drain line. Repair was completed and the system was function checked. System was running at the time of departure.

Performed semiannual maintenance on one heat pump heating system. Inspected all Performance, Mechanical and Safety Systems. I found that the April Aire 4” Media Filter was extremely clogged up creating an inflow restriction across the indoor coil. They had a new filter on-site, so I changed it out. Tested the refrigerant system and verified the system was operating with a 10° subcooling value and had the proper heat transfer across both indoor and outdoor coils. Verified everything was operating within manufacture’s specifications for operation. Everything is working at this time. See attached checklist for full tune-up details.

I made sure to clean the flame sensors on both furnaces. I also replaced both filters with customer supplied filters. I checked over both systems and found them to be in great shape. I didn’t notice anything out of the ordinary or worn. The systems were heating well and operating within factory specifications at all testable parameters.
