Installed 3.5-ton R-454B Payne condenser. Installed Carrier evaporator coil and gas furnace with propane conversion. Installed new surge protector for the condenser. Installed new secondary drain pan for the evaporator coil. Built and installed new extended supply plenum. Built and installed new return plenum. Cut in new supply and return for the master bedroom, with new buckets and new 9 inch flex duct on both. Sealed all duct work connections with mastic/hardcast. Installed new gas pipe and flue pipe connections for the gas furnace. Rebuilt primary condensation drain, added SS2 and SS3 safety switches. Added insulation to the secondary drain pipe. Pressure tested system with nitrogen and pulled vacuum. Cleared primary drain with co2 and primed trap with water. Installed Ecobee Pro thermostat. Installed wire junction box for the outdoor condensing units. Weighed in 2lb 9oz of R-454b refrigerant. Adjusted gas pressures for propane operati
Service diagnostic found that the capacitor on the condenser unit had failed. I also found that the condenser fan motor showed signed of overheating. Options for repair were presented to the homeowner. They chose to have the capacitor replaced and the condenser fan motor replaced. I replaced the condenser capacitor and condenser fan motor. I function tested the system and the system is now operational. The system is running at the completion of service.
Performed AC cool checks on three systems. Checked the electrical, mechanical, safety, and performance of the systems. I cleared the condensation drain lines and flow tested the drains with water. I also treated the drain lines. The air filters were replaced with client supplied filters. The blower motor for the system in the laundry room/kitchen had failed. The motor was receiving power and signal to run however it would not run at the correct RPM’s and was stuttering while trying to run. Options for repair were presented to the homeowner. She chose to have the blower motor replaced. I left and picked up a replacement motor and returned to the job. I replaced the blower motor and function tested the system. The blower motor is now operational and the system is running normally. All three systems were running at the completion of service.
Performed semiannual maintenance on two straight cool AC systems. Inspected all performance, mechanical and safety systems. Tested and verified everything was operating within manufacturer specifications for operation. Will need to monitor the outdoor condenser fan motors moving forward, the motors have both been overheating during the life span of the unit. Everything is working at this time.

Replaced all ducting on main living and master bedroom systems. Installed new 210 Aprilair media cabinets and sealed all pressure points with air lock. Replaced iboxes and supply registers and hung all flex duct. Everything is operating at this time.
Air Conditioning System Repair: Found deteriorated insulation on the suction refrigerant line that was causing energy loss and moisture buildup. Re-insulated the line with UV-resistant foam sleeves and secured them with weatherproof adhesive wrap for long-term durability.
Performed A/C tune-up on 3 Trane High Efficiency Systems and 1 Carrier Infinity System. Checked the electrical, mechanical and performance systems of the units. Cleared, cleaned, flushed and treated the drain lines and replaced all return air filters. Cleaned the exterior of the furnaces and washed all outdoor coils. I also washed all mini split filters at no additional cost. I did find two indoor split systems in the back building are dirty. I also found some rodents have chewed through some ductwork especially in the master bedroom ducting. The cold air in the duct is mixing with the hot attic air and is sweating. The water is dripping through the supply register in the master bedroom closet. No other issues were found. All systems are operational at this time.

Built and installed 3 new supply plenums in Bull head T shape. Installed zoning damper in each plenum. Built and installed new return air plenum. Attached existing flex duct and sealed all connections with mastic/hardcast. Installed new 2 stage 3 zone control board and rewired. Cleared primary drain with CO2 and primed trap with water. Tested operation of system and the new zoning equipment. Everything is working at completion of service.
