Omar arrived promptly at the scheduled time, after phoning to check that we were home. He let us know he would be working inside first, then at the outside unit. He then got to work and efficiently checked the inside unit. Before going to the outside unit, he showed us pictures of the inside unit, noting how clean it was and giving us an opportunity to ask any questions we might have. Throughout his maintenance call, he was efficient, courteous, open to questions, and careful to avoid tracking mud into the house. (It had rained, and there was mud in portions of the yard.) He is an excellent representative for Garner HVAC.

Performed the heater tune-up on three systems. Checked electrical, mechanical, safety, and performance of the systems. I cleared the drain lines and flow tested the drains with two gallons of water. I then treated the drains. The filters were replaced with customer supplied filters. I checked the thermostat and found it to be operating normally. No major issues were found. The systems are all running at the completion of service.
Heating tune-up completed on vertical air handler/heat pump system. No major issues found at this time.
Installed and hung both air handlers in place. Ran control wire for system 2 with copper line set. Hung drain pan, and ran both drain lines for both systems. Ran line set for the other system. Completed duct work on 1 system. Finished out the bathroom exhaust fans in the master bath and the work out room. Hung the two boxes in the panic room. Completed the range ventilation. Moved the guest side thermostat further down the hallway. Installed supply and return registers along with exhaust vent cover. Also installed dehumidifier and ducted into supply and return. Installed Ecobee Pros, outdoor condensers, and fire alarm. Systems operating in cooling and heating at this time.
On arrival, I found the emergency water safety switch tripped due to a restricted drain line. Cleaned and cleared the line, and then poured multiple gallons of hot water down the drain to ensure line was clean and clear. Cleaned out the internal coil pan and removed all water from the water safety switch. I also taped the insulation back on the coil panel to ensure it wouldn’t cover the coil up during operation. Started system and checked operation. Everything is working at this time.
Built a new 20x20 return plenum and relocated it. Insulated condensation drain line where insulation was missing for the upstairs system. Moved 12x6 supply bucket over to make room for a light fixture in the sitting room.
Installed new TXV metering device for the downstairs system. Installed new filter dryer on the liquid line. Pressure tested with nitrogen for leaks and then pulled a vacuum. Charged system with R-410A. Cleared condensation drain line with CO2 and verified operation. Everything working at this time.
Performed heat check on two systems. Checked electrical, mechanical, safety, and performance of the systems. The drain lines were cleared, and flow tested with three gallons of water. The drain lines were then treated. Flame sensors were cleaned. No major issues found.
Performed a diagnostic on the AC system. I found that the water safety switch has tripped due to a clog in the primary drain line therefore shutting off the outdoor unit. I presented my findings to the homeowner. They chose to have the drain taken care of today and also sign up for our Gold Maintenance plan. I cleared the drain line and tested it with two gallons of water to confirm it was draining properly. I then treated the drain line. The system is now operational. At no additional charge, I also wiped the primary pan and the exterior of the air handler. I also added reflective tape on the blower motor wiring to prevent the UV lights from dissolving the wiring. Lastly, I secured the compressor wiring to prevent any rub outs.
Performed diagnostic on the guest room system and I found that the primary drain line is clogged. The clog backed up water and tripped the water safety switch which shut off the outdoor unit. I also found that both filters are not the correct size which is causing air bypass and contributing to the clogged drain. I spoke with homeowner, and he agreed to have the drain line cleared today. Since both systems were next to each other I cleared both drain lines at no additional charge. I then tested them with two gallons of water and followed that with drain treatment. I ran the systems for 15 minutes and confirmed they were both draining properly. The system is operational at this time.
Installed new Payne system in garage addition. Ran line set through wall penetration, and pressure tested line set with copper stems. Ran drain line to laundry sink and installed SS-2 safety switch. Ran and strapped existing ducting from living system. Ran thermostat wire for living, master, and garage. Completed ductwork for living system. Completed ductwork for downstairs garage add-on system. Moved buckets per electrician. Installed and sealed return plenum. Attached return duct. Ran dryer vent and stubbed outside. Reattached drain to living room system and capped the secondary drain.
On arrival I spoke with the homeowner, and he stated that the mini split that services the above garage apartment was no longer keeping cool and he suspected it was low on refrigerant. He said he made all the flare fittings himself, and the system was less than a year old. I turned the system to max cool mode and checked refrigerant charge; I found the system running pressure of around 30psi. Recovered .35# of R-410A from the system and recharged the system back to manufacturer specifications (56.44oz) and tested the unit. I then verified the system is now operational and began to cool off the upstairs apartment. Everything is working at this time.
Performed cooling maintenance on the system. Checked all electrical, mechanical, and performance of the system. Cleared and treated the drain line and washed the outdoor coil. Filters were replaced by the customer recently and are still in clean condition. All surge protectors are on and working. No major issues were found, and the system is operational at this time.
Installed new Carrier 2.5-ton straight cool system. Installed new Ecobee Lite thermostat. Rebuilt and insulated the condensate drain line. Added SS2 and SS3 safety float switch. Cleared drain line with CO2 and flushed drain with water to ensure proper operation. That was then followed by Viper drain treatment. Installed new filter dryer, pressure tested with dry nitrogen and pulled a vacuum on copper line set. Replace the condenser pad. Replaced the disconnect and electrical whip. Also ran the low voltage in Seal-Tite. Installed new line set cover by the condenser. Replaced both supply and return plenums and sealed with a mastic airlock. Added more plywood to the platform to support the system better. Charged system to factory spec and performed a benchmark. The system is working properly at time of departure.
On arrival the homeowner stated that his outdoor unit was not running. I performed the diagnostic and found that the primary drain line was clogged which had tripped the water safety switch shutting off the outdoor unit. I spoke with the homeowner, and he chose to have the drain cleaned at this time. I cleared and treated the drain and tested it with two gallons of water. I recommended to the homeowner that we rebuild the primary drain line for better condensate flow. I also recommended that we add a safety switch on the secondary to prevent any overflow into the secondary pan.
Performed AC cool check. Checked electrical, mechanical, safety, and performance of the system. The drain line was cleared, and flow tested with 2.5 gallons of water. The drain line was then treated. The air handler, evaporator coil and blower wheel are all clean. The wiring is tight and in good condition. The condenser fan motor and contactor are both in good condition. The refrigerant charge is within factory specifications. The capacitor for the condenser unit is within value. The condenser coil was cleaned. No major issues were found, and the system is running at the time of departure.
