Performed AC cool check. Checked electrical, mechanical, safety, and performance of the system. No major issues were found. Reme-Halo air purifier is operational. Drain line cleared and treated. Condenser coil cleaned. Media air filter was replaced with customer supplied filter.
Performed the AC tune-up and no major issues were found.
On arrival I met with the homeowner. They mentioned that they had noticed their outdoor unit froze up when running the AC. Said the indoor fan motor was not blowing air throughout the vents. He also said he had changed the capacitor on the fan motor. I tested the old capacitor and found it to still be within range for operation. Upon further inspection, I was noticed to indoor fan relay not closing on a call for the indoor fan. I checked the wiring on the back of that thermostat and noticed the fan wire was not plugged in securely. Tightened down fan wire into thermostat and tested operation. Also stripped back old wire to make sure all wires were securely connected into thermostat. In addition, I stripped back old wire of the low voltage connection inside air handler and verified proper connections and color coding. Tested all cooling operation. Everything is working at this time.
Performed semiannual maintenance on one heat pump cooling system. Inspected all Performance, Mechanical and Safety Systems. Verified everything was operating within the manufacture’s specifications for operation. Both filters inside the wall filter grille were dirty and need to be changed out; homeowner did not have any replacement filters at time of visit.
Performed semiannual maintenance on one heat pump heating system. Inspected all Performance, Mechanical and Safety Systems. Flushed and treated drain line and drain pan. Verified all systems are operating within the manufactures specifications for operation. Fixed the date and time on the thermostat and reset filter reminder and service reminder to updated date.
Performed heat check. Checked electrical, mechanical, safety, and performance of the system. Drain line cleared and treated. Condenser coil clean. Surge protection is operational.
Performed service diagnostic. Diagnostic found that the system was low on refrigerant and that the transformer in the air handler was making a loud buzzing noise. The transformer was still powering the unit. Options for repair were presented to customer and they chose to have the transformer replaced and the system recharged with refrigerant. Repairs were completed. System was function tested. System was running at the time of departure.
Installed new refrigerant line set onto mini split system located in garage. Cut line set to length, installed new flare connections, and tightened to specifications per manufacture. Pulled deep vacuum on the system. Recharged system to manufacture’s guidelines.
Installed new 2-ton Carrier system for the upstairs. Added new drain pan and vibration isolators. Rebuilt drain line with insulation and support. Added new return and supply plenums and sealed all pressure points with air lock. Ran new control wiring for the outside unit and installed new Ecobee Pro thermostat. System operating at this time.
Diagnosed that the primary drain was clogged and that the overflow safety switch was stopping the condenser from running. Tried to clear drain and was unsuccessful. I re-piped the primary drain to the secondary drain for the time being and the system is up and running again.
Performed diagnostic and the system reported code 41 and 44 fault codes. After further testing, I found that the control board had failed. Gave Chris and Diana options and they chose to replace board and add surge protection for the air handler. Installed both the board and surge protection. Confirmed fan operation and system operation. System is operational upon departure.
