Performed semiannual maintenance on two heating systems. Inspected all Performance, Mechanical and Safety Systems. Inside the main house I changed one homeowner supplied PerfectFit filter. Cleared out the drain line (noticed there was some grass inside the drainpipe at the exterior exit of the drain). Tested both the outdoor heat pump and indoor three stage heating elements. Found all systems to be operating within manufacture’s specifications for operation. Inspected all systems on the guest house heating system. Did note on the outdoor condenser fan motor that there are signs of overheating. Electrical power draw is within manufacture’s specifications for operation. Changed one homeowner supplied 18x30x1 filter. Verified everything was operating within manufacture’s specifications for operation.
