Performed cooling maintenance on one heat pump system. Checked the electrical, mechanical and performance of the system. Cleared and treated the drain line and washed the outdoor coil. While performing maintenance, I found that the system to be low on refrigerant. I performed a leak check and found a leak at the evaporator coil. I also found that the outdoor condenser fan motor is leaking grease. I presented repair options to the customer, and they chose to have refrigerant added at this time. I added refrigerant to get the system back to manufacture’s specifications. No other major issues were found system.
