Today I arrived on site and performed a winter time maintenance on your HVAC equipment. **Indoor Unit (Furnace):** * Verified the unit is in good condition. * Checked the pleated 20x25x4 air filter and found it in good condition. * Confirmed the indoor coil is clean and in good condition. **Outdoor Unit (Straight Cool):** * Verified the unit is in good condition. * Cleaned the outdoor coil, which is now in good condition. **Electrical Components:** * Tested and confirmed proper operation of the blower motor, condenser fan motor, compressor, fan run capacitor, compressor start capacitor, contactor, and electrical wiring. **System Components:** * Inspected and confirmed good condition and proper operation of the blower wheel, primary drain pan, secured electrical wires, ductwork, burners, exhaust flue, and heat exchanger. **System Performance:** * Measured a return air temperature of 71.0°F and a supply air temperature of 49.8°F. * Cleared the condensate drain
