Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Attic/Garage): Checked the pleated 20x20x4 filter; condition is fair. Condition of the indoor coil is fair. Outdoor Unit (Heat Pump on Side of House): Condition of the outdoor coil is fair. Electrical Components (Tested and Working): Verified proper operation of the blower motor, heat strip kit, condenser fan motor, blower run capacitor, compressor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring. System Components (Inspected and Working): Confirmed the blower wheel, primary drain pan, and electrical wires are secured and in good condition. Condensate Drain System: Cleared the drain line. Cleaned out the primary pan. Tested the safety switch. Confirmed the drain line is strapped. System Readings: Return air temperature: 66.0°F. Supply air temperature: 109.5°F. Additional Actions: Wore shoe covers. Restored power to the units. Checked t
