Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Garage): Replaced the 20x25 pleated filter. Customer will provide their own filters going forward. Observed the indoor coil to be in fair condition. Outdoor Unit (Heat Pump in Back Yard): Observed the outdoor coil to be in fair condition. Verified proper operation of the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring. Confirmed the blower wheel, primary drain pan, electrical wires, and ductwork are in good working order. System Checks: Cleared the condensate drain line and cleaned out the primary pan. Tested the safety switch. Verified the drain line is strapped. Return air temperature measured 72.0°F and supply air temperature measured 117.0°F. Tested thermostat operation and checked thermostat batteries. Restored power to the units. View visual finding
