Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler): Located in the garage/attic. Replaced the pleated 20x25 filter. Condition of the indoor coil is fair. Outdoor Unit (Heat Pump): Located on the side of the house. Condition of the outdoor coil is fair. Electrical Components: Tested and inspected the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all are working properly within manufacturer's specifications. System Components: Inspected the blower wheel, primary drain pan, electrical wires, and ductwork; all are in good condition and working properly. Measurements and Adjustments: Return air temperature: 69.0°F. Supply air temperature: 102.0°F. Cleared the condensate drain line and cleaned out the primary pan. Ensured the drain line is strapped.
