Upon arrival system was on and cooling. But customer had stated that while the house was being shown the system was not cooling and achieving temperature. Upon further inspection of the package unit on the roof of this apartment/condo, I found burnt and pitted contactor and a 35+5 capacitor that was out of range. There was also one burn wire going from the contactor to the capacitor. I brought my findings to the homeowner and suggested that these are the parts that needed to be immediately replaced. Pressures on this R 22 system indicate there are no leaks or restrictions. Customer excepted her the estimate to have the contactor and capacitor replaced. I also talked to her about the benefits of the maintenance plan and she accepted that as well. I sent everything via email including pictures. Homeowner is selling this property.
