Called out today to perform a precision tune up on a 16 year old machine. Checked all electronics and motor components to ensure equipment is operating properly within manufacture specifications. Checked drier and cleared drain line. Drain pan had sitting water. There is no emergency drain line switch. The secondary pipe just has a piece of tape over the PVC. Recommended adding a float switch to prevent water damage. Measured the temperature drop across the coil. Filter was extremely dirty. Outside I removed the fan from the condenser to find the coil to be completely corroded. Checked refrigerant pressures. Noticed that the contactor is pitted at the coil and buzzing when energized. Cleaned condenser coil. Vacuumed drain line clear from outside port. Gave options for preventative repairs… made client aware that this machine is on its last leg. He is aware that this machine needs to be replaced. He would like a comfort advisor to come out tomorrow morning from 8-10 arriv
Installed 2 ton rudd split system air handler front draw in closet. Modified supply Plenum with mechanical fasteners and heat shield. Installed brand new thermostat modified condenser hanging kit outside hung condenser system health pressure over 400 psi G in a vacuum below 500 µm started system up and charged to factory specs Wired contracting was out and ran a brand new circuit for our condensing unit. Change breakers accordingly installation has been brought up to and is ready for the inspection system is operating to factory spec. Walked homeowner through how to operate their brand new HVAC system customer paid balance in full via check . Job is complete and customer is satisfied.
Called out today due to no cooling. Upon arrival I found the drain line clogged which tripped the float switch. Gave options for a flush and go VS enrolling in preventative maintenance. Client opted to enroll in maintenance agreement. Used today as the first tune up. Inspected unit and found that the capacitor was way out of manufacture specifications. Client has lived here for two years and never had maintenance performed on the system. Gave options for enrolling into preventative maintenance plans and repairs. Client chose warranty capacitor and an annual maintenance agreement. Performed first tune up today. Inspected uv light (found element fails from power surge when board failed) replaced faulty part. Calibrated and tested thermostat. Gained access to install mode. Cycled heating. Took amperage of indoor motor and heat strip. Cycled cooling. Tested float safety. Took temperature difference. Located condenser onside of house Inspected and tightened electrical. Inspected surge protection. Cleared debris from condenser housing. Rinsed condenser coil. Inspected inverter board. Checked refrigerant levels. Took amperage of outdoor fan and compressor. Arrived at customers house for system inspection. On arrival customer showed me to air handler unit in closet. Open air handler unit and saw bio growth on the wiring, suction line, and drain pan. Show to customer and informed him it had grown more since the last time. Customer now decided to get a UV light and an EAC filter. Cleaned inside of cabinet with antimicrobial solution. Show to customer. Customer is happy with cleaning. Installed light. Light is now on and working. Continuing my tuneup I checked under the evaporator coil and under the evaporator coil was mostly clean. Unit was producing proper delta. T. No water was seen in overflow reservoir. Float switch currently working. Next went outside to condenser. First noticed condenser was not equipped with a surge protector. Pointed out to customer and explained benefits and protection. Opened electric cabinet and all wiring was secured. Tested electric components. Contactor sending proper voltage. Capacitor within acceptable ran
Customer complaint alert on thermostat out door sensor not working Upon arrival located thermostat error was not present, gained access to tech option in thermostat found that error has been repeatedly going on and off. Located condenser on side of house found the led on the condenser (outdoor) control board has failed LED does not work, continued inspection found burn marks on the back of the board, the transformer has also melted partly and is intermittently working. System is running at this time. Will need to replace the condenser (outdoor) transformer and the condenser (outdoor) control board. Customer would also like a surge protector put on the condenser when board and transformer is installed. Will have to return to install condenser control board and transformer. Follow up 2/24/23 Replaced inverter board and power conditioner/transformer. Ran system test successfully. Home owner approved surge protector installation. System operating normally at this time.
No cool. Drain line backed up and float switch is bad. Cleared drain line and replaced float switch. Tested drain and float switch successfully. Homeowner signed up for maintenance program today. Office to reach out to schedule first maintenance visit. System cooling and draining normally again.
Customer concerned about unit not cooling properly. Located the condenser fan motor is not running properly/ reverse spinning. Checked capacitor and capacitor has tested weak. Recommend new capacitor replacement in condenser unit. Changed thermostat batteries. Unit is running at this time. Customer has declined capacitor at this time.
Called out today due to no heat. Upon arrival fan would run but the heat strips would not. Found that the thermostat has failed. Gave options for programmable vs client supplied. She ran across the street and grabbed a non programmable stat and had me install it for her. She’s lived in the home for a year and has yet to have preventative maintenance performed. Educated her on the importance of annual maintenance. Enrolled in maintenance agreement and applied member discount to todays repair. Installed thermostat and cycled system on heat and cooling. Went through the system and found that the capacitor in the condenser is below manufacture specifications. Gave options for preventative repairs but she is going to wait until maintenance. Miscellaneous - house is up for sale, rodents have eaten some of the duck work want a quote to fix. Aware of the 79.95 service call Checked ductwork connections and inspected equipment cabinet. The attic has flexable ductwork that has been damaged and broken. All flexable ductwork needs to be replaced. I have found the flexable duct old and smashed, air blowing in the attic. 6 flexable runs will need to be replaced. Needs the 3bags of 7” flexable ductwork replaced and 1 bag 5” flexable ductwork to the bathroom. Have mentioned the attic insulation is very poor and needs to be insulated. Customer is interested to have quotes for attic insulation after the flexable duct replacement. (No collars needed) 3 bags 7” flexable duct 1 bag 5” flexable duct Mastic and brush Hanging cloth strap 3 hrs Customer is interested of quote for blown in attic insulation.
Upon arrival to Mini split head cleaning I was shown to mini split head in upstairs bedroom. Took apart mini split head and pulled out the fan and drain pan. Took fan wheel outside and cleaned with cleaner and a hose. Cleaned coil with solution and foaming cleaner and wiped down entirety of the unit. Reinstalled fan wheel and put unit back together and ran unit in cooling modes. This unit is running much more efficiently and pushing way more air throughout living space than it was before. Spoke with homeowner and is happy with work performed. Collected payment/signatures and left. Job complete.
Arrived at customer's house for condenser nonstop running. On arrival customer showed me to condenser. Thermostat inside was off customer turned breaker on and condenser turned on. Tested and confirmed there was no 24 V call from the thermostat. Moved the column that controlled the individual contacts and they released. The plastic side in the middle is getting stuck. The beads are not welded closed. No pitting is seen. Explained this to customer and told her she needed a new contact her. Customer agreed. Installed new contact or. Started off unit about 5 Times. Unit shut down when it was supposed to with new contactor. Confirmed with customer and Customer is pleased with work performed. Pointed out to customer that they did not have A surge protector on the system. Explained the benefits of our surge protector. Collected payment and signatures and left. Customer happy.
