Diagnostic Arrived to sign that the blower motor would continuously run tried to turn the system off the fan would not shut off the system would shut off. She has a UV light and it works float switch works. I gave her a quoted price for a new blower and at this time she’s not gonna be able to replace. She was curious about replacing the module on the back of the blower motor. I let her know that I don’t know if they just do that but I said we could check I told her that she can use the heat and she can use the cool and if you just wanna turn the fan off, just shut it at the breaker, but it’s a variable speed ECM and it continuously runs is cool and heating and draining properly blower wheel. spins constantly we need to call this customer and see what we can do for her

Service call no cool Upon arrival set system to cooling. Air handler runs but is blowing warm air. Condensing unit fan motor was running but compressor was not coming on. Compressor was short cycling. Found burnt out hard start kit. After getting homeowners approval replaced kit and restarted system. The system is now cooling.

Completed maintained for the condo. Checked all voltages and amperage’s. Cleaned drain line with vacuum and cleaned the primary drain pan. Checked refrigerant charge: good. I observed that an existing 1/4” discharge line is being used and spliced to the 3/8” on the condenser. The copper runs in a chase from first floor to roof. The leak was not detected and it is adjacent from the primary drain line. Did not find any water marks that would indicate location of leak. Equipment is operating and cooling.

No cool Upon arrival, found float switch full of water. Drain line was not clogged. Blew nitrogen through condensate drain line to ensure there were no clogs further down the line. Opening unit found large amounts of bacterial growth in evaporator coil pan. Cleaned out all bacterial growth and flushed pan with water. Dried float switch port. Restarted system. Recommended evaporator coil pull and clean to get rid of bacterial growth in inaccessible areas of coil pan.

When I arrive at this customers house, she said that her float switch didn’t work and the drain line was so backed up. It was overflowing first I verified that the float switch worked. It did cut the system off and then it cut it back on. I tested it a couple times, then I vacuumed the water out of the drain line and I used my gallo gun with a CO2 cartridge and I blew out the drain line. I’ve then followed up with a mixture of triple D and hot, hot water out of the faucet and pour it down the drain line, and it did not back up on further inspection, the main drain line where it connects to the PVC piping coming out of the air handler was not glued so I put some PVC glue around it and stuck it on securing it. I also secured the drain line so it would not move up and down with zip ties to the side of the air handler , I poured 10 gallons of water, hot water down her drain line and it did not back up. This customer had to leave but before she did, she asked me to pour some bleach down t

Call out today for a water leak from the air handling unit. Upon arrival, homeowner showed me to her air handler, which had a Tupperware to catch the dripping water. After opening the air handler, I found that the evaporator coil pan was overflowing with water, the filter was wet, and the drain line is clogged. Vacuumed out all water from evaporator coil pan and drain line. After vacuuming and removing all bacterial growth from evaporator coil pan, I poured water into the drain line to test. When pouring water into the cleanout, the drain to fill to the top instead of draining. Vacuumed again and tried to clear drain with nitrogen. Drain continues to refill after vacuuming and blowing with nitrogen. Concluded the buildings main drain is clogged. I informed The homeowner of this issue and advised she speak with her HOA about having the main drain cleared. Homeowner will give us a call to come back and complete the work when the main drain line has been cleared.

Complete system tuneup. 10yr old split system- comfort maker ICP. Upon arrival, the homeowner expressed her concerns about water dripping from the bottom of the air handler unit. Tested system function – float switch is bad/covered in bacterial growth. Drain line was clogged, backing up into drain pan, causing overflow. Vacuumed and flushed drain line. Replaced bad float switch. Refrigerant pressures and temperatures reflected the airflow restriction from the wet filter. Replaced media filter. Took compressor amp draw. Condenser coil is corroded due to Condo being right on the water. Capacitor reading outside of manufacture allowance of 5% with a reading of 188 µF out of 45 µF. I recommended a drain solve treatment, however the homeowner informed me that HOA handles common drain issues. I also recommended a pure air UV bulb because of biological growth I found in the air handler. I was not able to speak with the customer today about this UV light other than writing it on the summary of

Homeowners want to purchase their own nest after pricing out a Honeywell product. System is not wired at the thermostat with a common wire that the nurse requires. They will call to schedule a part return and quoted them for a customer supplied thermostat which left a balance due when we do the work. Upon arrival to scheduled system maintenance I was shown to an A/H unit located vertically in a kitchen closet space. Then immediately pulled panel doors off the unit to inspect all electrical connections, collect electrical readings and check the evap coil for cleanliness. Evaporator coil is clean with pictures uploaded to ST. All electrical components connections are secure with amp draw/voltage readings running within range of factory specifications.. This system is equipped with a Pure Air X UV that is needing a bulb replacement at this time. Homeowner agreed and moved forward with replacement! Collected temperature differentials in both heating and cooling modes. In the cooling mode had a 17° delta T. and in the heating mode the system was putting out 82° at the supply Plenum. Went to the roof to the C/U to verify system refrigerant charge, inspect all electrical components connections, collect electrical readings, and clear the condensate drain line. Systems Freon leve

Materials Added Contactor and Mini Turbo Notes: performed for system tuneup on pancake unit with rooftop condenser. Transformer located in condenser unit to bypass voltage. System is heating and cooling well. summary: the indoor fan capacitor was out of factory range. The rooftop condenser unit contactor was buzzing and rusted. Replacing both parts will help prevent premature breakdown. Customer agreed to replace each part. I ensured the system is working properly and left unit and heating mode 69°. Condensate drain line repair. Removed drain line from air handler unit and rerouted the drain line to be low as possible. Lower the drain line and installed new clean out tee fittings. All pvc is glued in place. Primed drain line with water and checked unit operation. Unit is draining properly and cooling well. Customer has approved for taps membership.

Complete cleaning of air handler unit. I performed a pull and clean on the blower assembly. I performed a clean in place on the evaporator coil. I also sanitized the cabinet with cleaner and cleaned all wiring. I took before and after photos which are all uploaded. Left system in good working order.

No Cool Customer says there is water in his filter. Customer is aware of scf but will waive if you move forward with repair. Located the drain line is clogged and getting the filter wet. Need drain line cleaning. This is a common drain line thru wall on 5th floor. Checked drain line fittings and the drain line is level. Customer has approved for drain line cleaning. Cleaned vacuumed drain pan and drain line. Flushed drain line with water and primed drain pan and drain line. Unit is cooling well and drains at this time. I have put filter in place.
