Upon arrival to scheduled system maintenance I was shown to an A/H unit located vertically in a kitchen closet space. Then immediately pulled panel doors off the unit to inspect all electrical connections, collect electrical readings and check the evap coil for cleanliness. Evaporator coil is clean with pictures uploaded to ST. All electrical components connections are secure with amp draw/voltage readings running within range of factory specifications.. This system is equipped with a Pure Air X UV that is needing a bulb replacement at this time. Homeowner agreed and moved forward with replacement! Collected temperature differentials in both heating and cooling modes. In the cooling mode had a 17° delta T. and in the heating mode the system was putting out 82° at the supply Plenum. Went to the roof to the C/U to verify system refrigerant charge, inspect all electrical components connections, collect electrical readings, and clear the condensate drain line. Systems Freon leve
Materials Added Contactor and Mini Turbo Notes: performed for system tuneup on pancake unit with rooftop condenser. Transformer located in condenser unit to bypass voltage. System is heating and cooling well. summary: the indoor fan capacitor was out of factory range. The rooftop condenser unit contactor was buzzing and rusted. Replacing both parts will help prevent premature breakdown. Customer agreed to replace each part. I ensured the system is working properly and left unit and heating mode 69°. Condensate drain line repair. Removed drain line from air handler unit and rerouted the drain line to be low as possible. Lower the drain line and installed new clean out tee fittings. All pvc is glued in place. Primed drain line with water and checked unit operation. Unit is draining properly and cooling well. Customer has approved for taps membership.
Complete cleaning of air handler unit. I performed a pull and clean on the blower assembly. I performed a clean in place on the evaporator coil. I also sanitized the cabinet with cleaner and cleaned all wiring. I took before and after photos which are all uploaded. Left system in good working order.
No Cool Customer says there is water in his filter. Customer is aware of scf but will waive if you move forward with repair. Located the drain line is clogged and getting the filter wet. Need drain line cleaning. This is a common drain line thru wall on 5th floor. Checked drain line fittings and the drain line is level. Customer has approved for drain line cleaning. Cleaned vacuumed drain pan and drain line. Flushed drain line with water and primed drain pan and drain line. Unit is cooling well and drains at this time. I have put filter in place. Removed wall a se unit installed and furnished brand-new 9000 BTU Mitsubishi mini split mini split plywooded area duck board to insulate condensing unit on bracket outside mirror. Image of installation I did next-door job is complete customer to pay balance in full per office someone was going to bring out the install packet paperwork to the customer.
Complete member tune up. Inspect filter location. Clear drain line out to common drain with nitrogen. At air handler, inspect electrical components. Test amps and volts. Delta t measures at 20 degrees. Ensure system is heating and cooling properly. Safety switches are working correctly. I will upload a photo of the evaporator coil. The coil is heavily impacted and needs to be pulled and cleaned to ensure proper airflow to the system and prevent premature breakdown. The UV device is functioning properly. At condenser checked pressures, temps, amps and volts. The suction line insulation had deteriorated. I will recommend adding a new piece of insulation to the line. I will also recommended adding a surge protection device to the condenser to protect the electrical components from electrical surges. Left system in working order.
Upon arrival customer showed me an ac unit not working. The fan was running. Went to the roof and found the condenser and the contactor was pulled in and had 24 volts. The fan and compressor was running. Went and grabbed my gauges and the system is almost empty of all freon
Complete blower cleaning. Remove blower and take apart assembly. Scrub all hard dirt with toothbrush to loosen. Rinse with water. Sanitize with cleaning wipes. Re assemble blower wheel. Install blower back into the unit. Cycle and inspect equipment. Left system in good working order.
Unable to do tune up today. Owner did not have access to roof. Service needs to before 2 pm. Customer will call to schedule a time for us to do tune up. Ah is a pancake unit in entrance hallway. Requires small step ladder

Also recommended on installing a pure air x UV light to help the smell and biological growth in the air handler. We signed up for a membership and used today as visit number 1. We will be performing the work Monday 8/30/21 at 8am. Left system in working order. We paid in advance for the work.
