Today I arrived on site and performed a winter time maintenance on your HVAC equipment. **Indoor Unit (Air Handler):** * Located in the closet, the air handler is in good condition. * The pleated 20x25x4 filter was checked and is in good condition. * The indoor coil is clean and in good condition. * The blower wheel, primary drain pan, and electrical wires are secured and working properly. **Outdoor Unit (Heat Pump):** * The heat pump is in good condition. * The outdoor coil is clean and in good condition. * The blower motor, heat strip kit, condenser fan motor, compressor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring are tested and working within manufacturer's specifications. **System Performance:** * Return air temperature: 69.0°F. * Supply air temperature: 100.0°F. **Condensate Drain System:** * Cleared the drain line. * Cleaned out the primary pan. * Tested the safety switch. * Cleaned out the condensate pump. *
