Today I arrived on site and performed a summer maintenance on your HVAC equipment. **Indoor Unit (Air Handler in Crawl Space):** * Replaced the 20x20 pleated air filter. * Confirmed the indoor coil is clean. **Outdoor Unit (Heat Pump in Back Yard):** * Cleaned the outdoor coil. * Verified the blower motor, condenser fan motor, compressor, blower run capacitor, contactor, and electrical wiring are functioning within specifications. * Identified the compressor run capacitor as not working properly and outside of specifications. * Confirmed the blower wheel, primary drain pan, secondary drain pan, electrical wires, and ductwork are in good condition. * Cleared the condensate drain line, cleaned the primary pan and condensate pump, and tested the safety switch. **System Performance:** * Recorded a return air temperature of 69.0°F and a supply air temperature of 48.0°F. **Additional Actions:** * Dusted the thermostat, restored power to the units, checked thermostat
