DCM1 service 1 of 2 Heat completed changed (1) 16x25x1 filter, tested system operation’s, Supplys in crawl space are is not insulated causing condensation to form on metal ducts dripping into crawlspace, raising humidity and potential for growth to occur. attached is heat maintenance checklist.
Completed duct cleaning Cleaned 2 trunk lines (1) 10 in, (1) 8 in, cleaned (3) return pans and replaced 20x25x4 filter. Photos attached below System is low on available airflow and recommend adding an actual return plenum. System has oversized filter with filter box which has done well at keeping dust, dirt and debris out of unit and supply ducts.
DCM1 :Service 1 of 2 ;Heat Checked 20x20x1, Performed Heating Maintenance per checklist, system is functioning properly at this time. There is a another system he did not want me to do maintenance on.
DCM1 complete; Heat; (1) F20251 replaced. System is fully functional. All components are operating within manufacturers specifications. Gas pressure and temperature rise are within design parameters. Heat checklist attached.

Call for burning smell from system upstairs in attic, on arrival I did smell a slight electrical burning smell when going into attic, blower wheel would free spin, jumped out 24v to blower make it energize and it did pulling 7.9 amps ram for a few minutes and noticed that the capacitor was foaming around the bottom where it was sitting in some water which most likely came from when running the a/c , checked for voltage and was getting 81v pictures attached, capacitor was internally shorted, Checked ground everything inside the furnace appeared to be normal Kay want to have a electrician come out and look over the homes electrical, replaced capacitor with homeowners permission and tested, blower amps 4.4, system is running at this time but due to age and condition multiple part failure is possible at any time.

Upon arrival flame sensor was dirty causing furnace to switch off. Cleaned flame sensor and signed homeowner up for a maintenance. Furnace is operating properly at this time, will need to schedule maintenance.
Upon arrival checked airflow left side of home is getting minimal airflow 3/4 duct on back side feel less powerful than should be. Ducts do not have any dampers, filter was dirty replaced, did not see any rips or tears in duct work all were connected. Calculated duct work below, (2) 12inch equal 1000CFM needing 1400CFM, 400CFM off on returns side (2) 8’ (1) 4’ (10) 6’=1100 CFM Needing 1400CFM on supply side. Recommend getting comfort specialist out to give recommendations on duct rework.

Arrived to location to take a look at systems and perform maintenance, had to set up a ladder and get on roof needed assistance as the roof is very high and ladder only made it to the edge, found that both RTUs were not running both have bad inducer motors that were getting 212v but not energizing and getting warm they are locked up, filters were from 2016, the wear house system power was off at disconnect so I went ahead and checked compressor and found the windings were open to T3 from T1 and T2 and system needs a thermostat, both systems are very old and beyond life expectancy, was not able to further investigate as the inducer motor is the first step in the sequence of operations, due to age and condition it is recommended to replace and upgrade systems.need to send estimate for inducer motor for the office system.
Checked over system.damper for bathroom was closed, opened all the way. Set temperature for furnace to come on at 30 degrees. Fired up furnace to make sure smoke alarms would not kick on again. heat now starts with heat pump, and kicks furnace on at 30 degrees. Flue vent pipe was loose where roofers may have knocked it. Everything is operating properly at this time.
