Vacuumed water out of drain pan. Leveled unit more towards drain port, repaired drain line connection that was loose. Added union for easier clean out. Checked refrigerant charge on unit and added 1 pound of r-410a refrigerant due to unit being slightly low. Set minimum and maximum temperatures on all thermostats at 68 for heat and 74 for cooling. Checked refrigerant charge on all units. Units #2 and #6 where slightly low. Added 1/2 pound of r-410a to each unit

Arrived today due to 2022 Trane located in storage area(unit #2) having reports of water leakage taken place.Upon arrival thermostat was at 74° and satisfied at 71° was able to confirm the indoor & outdoor equipment were both fully operational.Once operation was confirmed began diagnostic on the indoor equipment the filter 16x20x1 was gently used not clogged or barely discolored filter wasn’t replaced on this visit.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Capacitor was tested confirming it was in specifications.Blower wheel was inspected finding it to be dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Indoor evaporator coil was inspected finding it to be dirty when a indoor evaporator coil gets dirty it minimizes the efficiency of equipment along with can affect the abili

Returned today to replace blower motor along with blower wheel, blower housing & capacitor.Removed malfunctioning parts then installed new parts once finished with installation cycled equipment confirming the blower motor was fully operational. Performed a single system cooling maintenance on a 2011 Carrier the ODT is 67°.Tested overall operation of equipment confirming the indoor & outdoor equipment were both fully operational.There are two 16x25x1 which was discolored but not clogged both filters were replaced on this visit.Blower motor was fully operational not showing any signs of being intermittent or dropping out.Blower wheel was inspected not finding it to be dirty at this time.Indoor evaporator coil was inspected finding it to be dirty when a indoor evaporator coil gets dirty it minimizes the efficiency of equipment along with can affect the ability to heat/cool properly a quote has been provided to clean indoor evaporator coil.Inspected wires along with connections not findin

Arrived today due to 2013 Carrier not heating/cooling which is responsible for the entire house.Upon arrival thermostat was at 75° with a desired temperature of 74° on the main level & the upstairs thermostat was blank determined due to corroded batteries it has damaged the thermostat causing intermittent power to be supplied which makes thermostat intermittently power on and off a quote has been provided to replace thermostat.Tested functionality of equipment in cool/heat function confirming its ability to complete instructed functions but equipment was displaying an abnormal noise along with no airflow was being disturb through duct-work.Once finished with determining the operation went into attic finding furnace & zone board to be blank indicating power has been lost.Light switch was in the on position tested for voltage confirming no power was present went to the breaker finding breaker tripped indicating a high voltage issue.Reset breaker to the furnace regaining power to furnace

DCM2: AC complete, replaced 16x20x1 and 16x25x1 filters. Office system outdoor capacitor was out of manufacture range 40/5 34.3/4.7. Replaced capacitor and confirmed proper operations. Both systems are now fully functional and operating within manufacturer specifications. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Maintenance checklist attached. Set thermostats to 78 cool.

Arrived to No Cool Thermostat has completely failed. Reading 77* ( actually 71* ) with a set temp of 68. Thermostat was not calling for Cool. Replaced thermostat and tested system in Cool, Heat. Emergency Heat and Fan only. System functions as designed. AC diagnostics photos attached

Arrived to no heat, found 5amp fuse blown, replaced fuse, system is now fully functional and operating within manufacturer design at this time.

No a/c in showroom system above drop ceiling, found that the pump was full of water and pump was not running it did not have power, found that it was unplugged after searching it’s source down, pump is now pumping checked operation and found that the condenser fan capacitor was swollen and reading 0, replaced and checked operation system is running at this time.
