Attempted to find replacement cartridge for shower valve but was unable to. Recommend replacing of shower valve
Installed customer supplied toilet. Noticed angle stop for toilet had a slight drip. Was able to tighten angle stop to temporarily stop leak but recommend replacing
Added shims to downstairs toilet in order to properly secure toilet. Also inspected upstairs tub spout that was loose. Appears that whenever enclosure was installed they never properly strapped the valve leading to the tub spout being very loose. Added caulking to try and prevent movement. But if issue persists we will need to remove spout and try and properly secure by opening enclosure or adding epoxy to opening.
Someone shut water off to building and damaged the main feed and stole pressure regulator. Re plumbed in riser with new shut off valve and regulator
Tenant complained of odors coming from kitchen sink. Upon arrival I could not smell anything which made it difficult to determine what could be causing said odor. Inspected plumbing and noticed build up in tubular drains as as well as the drain hose coming from air gab to disposal. Cleaned out these drains in order to attempt the issue with odor. If tenant still complains of odors coming from sink the next step would be having to replace garbage disposal, basket strainers on both sides of the sink as well as drain hose for dishwasher. At timed organic material can get stuck in these fittings and lead to the odor.
Performed plumbing inspection of customers drains and water lines and found the following - checked pressure entering home and pressure was good at 55 psi( on the lower end of the recommended 55-75 psi) - performed camera inspection of mainline via accessible cleanout and drains appeared to be in good condition - there was a slight leak to drains under kitchen sink. Addresses this leak by tightening of packing nuts - several of the aerators for the front and master bathroom where clogged or loose with low pressure. removed debris as best as I could and tightened restoring proper flow - noticed kitchen faucet was missing rubber peace to adjust spraying options but faucet is still functioning properly Areas of concern - UPSTAIRS BATHROOM - tub diverter is loose removed to try and secure properly it found there is a shark bite fitting which is the cause of the tub diverter being very loose. Recommended removal of shark bite fitting and plumbing in with a new copper peace to a
Was able to clear drain via overlfow and pulled back large amounts of hair. Inspected waste and over flow via access behind tub and saw over flow was plumbed in with an improper drain and was leaking. Strongly recommend replacing of P trap and waste and over flow for bathtub. Also performed camera inspection via roof vent and found that tub drain had large amounts of build up and could not see condition of drain due to build up. While drain is open due to replacement of p trap I recommend performing descaling and following up with camera inspection to make sure there are no further issues. Replaced waste and overflow for bathtub as well as performed snaking to drain. Followed up with camera inspection and everything was draining properly. Customer had large amounts of build up inside of existing drain. Was able to remove majority of build up by snaking and descaling. Ran bathtub for several minutes and everything was draining properly
Customer has large root intrusion and offset in sewer main for both units causing clog. This has been an ongoing issue and have sent estimate for repairs in the past. Customer will continue to have issues until drains are fixed Performed repair on damaged clay pipe.
Turned Water back on and saw that meter was still slowly moving. After further inspection we found that there was another leak where the 2” pvc ties into meter flange. Recommend repairing this section and while performing the repair adding a shut off on customers side of meter to avoid having to call city each time to shut water off and on.

Attempted to perform line tracing for line that feeds building 1 to locate leak. Located leak and performed repair as needed

Customer currently has several root intrusions in main located under the street. They wishe to have mainline epoxy lined from they currently have dug near street out towards city sewer. This price only includes performing liner and re connecting existing plumbing.
Customer reported slow draining bathtub and toilets. Inspected bathtub and everything was draining properly. Inspected toilets and saw down stairs toilet was clogged and both toilets had clogged jets due to mineral build up. Removed clog in down stairs toilet as well as cleared out mineral build up. Recommended cleaning toilets with scale removal to try and remove the remaining build up to aid in flushing power
