After inspection of system I found leak was on shut off valve feeding water heater. Appears the drain port for valve because loose, spraying water inside water heater closet in back of home. Tightened port to stop leak. Leak had caused water damage throughout flooring of home. Recommend performing proper mitigation to avoid further damage inside of home Hot and cold water lines inside water heater closet are poorly installed and are touching venting of water heater. This could eventually lead to the hot venting melting the plastic water lines, recommend reconfiguring the hot and cold water lines to prevent them from touching venting in water heater
Could not remove cartridges for customers Moen Roman tub valve. Called Moen and Moen will send out a new valve and trim for customer. Explained to customer I recommend replacement of the valve
There was a code 10 on Bradford white water heater. Contacted customer support and they instructed me to clean off the NOx RTD sensor for water heater. Cleaned off sensor and re connected. Turned water heater back on and everything was working properly. Water heater is still under warranty so explained to customer if they continue to have this code pop up then we will need to replace the sensor part number 45-49785-00. Further inspecting of water heater I found customer had a circulating pump that is not set on a timer. Strongly urged customer to have timer installed in order to prevent pump from running 24/7 which will wear out water lines much faster.

Inspected exposed plumbing located behind refrigerator, ran dishwasher several times as well as sink and was not able to see any visible leaks. Customer stated that they had a small puddle of water between the dishwasher and fridge yesterday. They dried it up and the water hasn’t re surfaced. I believe the water was due to the dishwasher being opened while running and letting water escape. Explained to customer if they continue to have water re surface then we will have to run a more extensive leak detection process.
Re tightened bottom nut that was leaking and leak stopped.

Explained to customer that this estimate will include running a new water service and connecting to their existing sprinkler system in the front yard but cannot guarantee that we will be re establishing their connections in the backyard. Instead I explained to the customer that we can install hose bibs in the back yard with T capped off to allow for future hooks ups for when they plan to re- do their irrigation in the back yard they will have accessible water to connected to.
