Performed inspection of mold under master bathroom sink and found customer had mold to the bottom of the cabinet and surrounding drywall. Found that the hot side angle stop that had a slow drip. She stated the home warranty was going to address the leak. Recommended removal of the bottom of the cabinets and drywall and treating mold. Performed mold mitigation to drywall under master bathroom sink as well as removal of bottom of cabinet. Leak was still active upon finishing and recommended addressing issue.
Customer advised kitchen sink was clogged earlier but seems to be running ok now other than drains slowly when a large amount of water is dumped in. Requested we perform a snaking and inspection. Ran snake and cable snake and got bound about 20’ downstream. Removed hair and what appeared to be mud. Possible the line is broken. Recommend hydojetting and camera of the line from laundry room clean out.
Upon arrival I saw customer shut off valve on the cold side for washer machine was leaking. Removed old valve and installed new valve hooking back up the existing hoses that supply the washer and dryer. Ran cycle through washer machine and everything was working properly

Customer several points of leaks throughout shower that’s causing mold growth to occur that needs to be remediated
Augured toilet and pulled out a plastic container. Flushed toilet several times and everything was draining properly
Upon arrival I inspected meter and saw that meter was indicating that there was a leak at about .15 gallons per minute. Isolated system between irrigation and home and was able to determine that there where not water leaks on system feeding the home but there was a leak on irrigation side. Inspected irrigation valves and saw several different leaks on irrigation valves in the backyard. The valve second to the left was leaking and had a steady drip coming from it. And there where two other valves that has visible water leaking down the back side of the pvc with moss growing on them. There was also a slight leak on one of the irrigation valve in the from where the 3/4” pvc threaded into the valve. I believe that these leaks are contributing to the meter constantly spinning. Once I shut valve off feeding the irrigation system the meter stopped spinning indicating that the leak is isolated to the irrigation feed. Performed inspection on irrigation. Checked pressure via hose bib that was ran off irrigation system and pressure was at 65psi which is with in the recommended pressure of 55-75psi. Attempted to adjust pressure via regulator for irrigation system but regulator was not adjusting. If customer wishes to have an increase in pressure we will have to replace regulator and adjust to approximately 75-80psi. Turned on each individual zone for sprinklers in backyard and all zones seemed to have adequate pressure besides the zone in the backyard that controls the side of the home. This zone is also the zone I recommend replacing of irrigation control valve due to it continually leaking. By replacing this control valve it should restore proper pressure to this area and eliminate the constant leak. This valve is located second from left in the backyard. After performing leak detection and opening the ceiling of the family room and the wall behind the shower in the master bathroom, we discovered the house was piped in CPVC plastic pipe. This type of pipe becomes brittle and susceptible to cracking and leaking over time. The customer requested an estimate for a whole house water repipe of their 2 story home. A separate price will be given for drywall patching once the job has been completed. During the work to perform the repipe, we were unable to locate the line that feeds the kitchen island. In order to route new water lines to the island, we will need to sawcut and remove a strip of floor tile and concrete leading from the wall where the refrigerator is located toward the south end of the kitchen island. This work was not included in the previous contract.

Located leak and marked it with tape next to fire place. There were two locations that my equipment picked up, but location near fire place was the loudest. Customer has two options. We can perform a direct access repair which will involve jackhammering of concrete and performing repair. Or what we recommend is performing re route of water line above head. Inspected the water damage, however unable to determine the source of the leak. Potntially the shower drain or the toilet in the master bathroom. Will need to remove water damaged drywall in the family room ceiling below the bathroom to perform tests and locate where the leak is coming from. We opened ceiling and discovered the leak coming from the 1/2” hot water connection to the shower valve. The water lines are all CPVC and in very brittle condition. We meed to replace both hot and cold water lines.
