Upon arrival to system inspection I was shown to an A/H unit located up above the garage in the attic space. The homeowner had stated that the home just had very major renovations and she was worried the system had pulled in dust/debris. Upon inspection I took panel doors off the unit, and inspected the evaporator coil, blower housing, evaporator drain line and the general cleanliness of the systems cabinet. Evaporator coil is clean with pictures uploaded to ST. But there is significant debris and insulation that somehow made its way onto the fan wheel. This is causing reduced air flow which brings down the system’s efficiency. I did also notice the evaporator drain line having significant growth build up. I suggest both of these issues be addressed as soon as possible. Immediate needs for this system would be a pull and clean of the blower housing and wheel, as well as a clean and flush with drain solve treatment to fully treat and clean the evaporator condensate line.
