Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Garage): Observed the overall condition as fair. Verified the filter size as 18x24x1 and noted a pleated 1" filter. Observed the indoor coil condition as fair. Inspected and found the blower wheel, primary drain pan, electrical wires, and ductwork to be in good working condition. Outdoor Unit (Heat Pump on Side of House): Observed the outdoor coil condition as fair. Tested and inspected the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all are working properly within manufacturer's specifications. System Performance: Recorded a return air temperature of 76.0 degrees Fahrenheit and a supply air temperature of 143.0 degrees Fahrenheit.
