Today, I arrived on site to perform winter maintenance on the HVAC equipment. Overall Equipment Condition: * Good condition noted for the system. Indoor Unit Details: * Located in the closet as an air handler. * Services the whole home. * Filtration system is washable; checked and washed today. * Filter size is 20x20. Indoor Coil Condition: * Fair condition and clean. Outdoor Unit Details: * Located on the side of the house as a heat pump. * Outdoor coil is in good condition and was cleaned today. Electrical Components: * Blower Motor, Heat Strip Kit, Condenser Fan Motor, Compressor, Blower Run Capacitor, Compressor Run Capacitor, Fan Run Capacitor, Contactor, and Defrost Control Board were tested and are working properly within manufacturer specs. * No electrical components were found to be malfunctioning.
