Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler in Garage/Attic): Observed the overall condition as fair. Verified a pleated 1" filter is in place (20x25x1). Noted the indoor coil is in fair condition. Inspected the blower wheel, primary drain pan, electrical wires, and ductwork, all found to be in good working order. Outdoor Unit (Heat Pump on Side of House): Observed the overall condition as fair. Tested and inspected the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all operating within manufacturer specifications. Condensate Drain System: Cleared the drain line. Cleaned out the primary pan. Tested the safety switch, which is functioning correctly. Confirmed the drain line is strapped down.
