Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit (Air Handler): Located in the closet, servicing the whole home. Checked the 20x20x1 antimicrobial filter; condition is fair. Indoor coil condition is fair. Outdoor Unit (Heat Pump): Located in the back yard. Outdoor coil condition is fair. Electrical Components (Tested and Working): Verified proper operation and amperage of the blower motor, heat strip kit, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, compressor start capacitor, contactor, and electrical wiring. Components Inspected (Good Condition): Confirmed the blower wheel, primary drain pan, electrical wires, and ductwork are secured and in good working order. System Performance: Return air temperature: 73.0°F. Supply air temperature: 119.1°F. Cleared the condensate drain line and tested the safety switch. Confirmed the drain line is strapped.
