I checked the Reme zero and verified its operations. I pulled the unit out of the supply duct and could visually see the unit operating. I went over some of the specifications with the homeowner and he’s going to do further research on the system. But as of right now, I could verify the unit is operating properly.
Performed inspection on 1 unit. Found high external statics. Home is not lived in all year only seasonal. Took the time to explain some of the effects it currently has on the unit and long term. At this time it is not of interest to look at the ductwork.
Performed inspection on 1 unit. No issue with the equipment at this time. Homeowner is also concerned of the insulation job done by us. She has some water damage that appears to be pre existing from a prior job done by a roofing company. I went ahead and visually inspected the area affected and saw no signs of damaged insulation or soaked insulation.
The unit has a bad compressor. The compressor was trying to start and was running at 65.7 A and shut down on internal overload. The compressor was grinding. The compressors rated at 10 A running max. The unit has a discontinued Freon and recommend unit replacement over repair. However, the repair is available but not recommended. ( unit is manufactured in 2007) We are going to, send our advisor out to look at the system and give proposals on unit replacement
I found the zone dampers adjusted improperly and installed to not operate the butterfly properly. I reinstalled two motors and adjust them to increase airflow into the Casitas.
Checked over the unit, it was producing a good temperature split in the drain was draining completely. We did find the elbow is leaking and the homeowner is going to go back on the original installers to seal his ductwork.
I performed an AC check on both systems. Both units are operating to factory specifications. The coils are clean and the condensation line is clear.
I found the air purification system was faulty. I replaced it under warranty. I returned and replaced the indoor coil and adjusted the Freon charge to factory specifications. The unit is operating properly at this time.

Had noise complaints from a few registers, I tightened and fixed for no noise. No air to kitchen runs caused my loose damper that closed its self, now properly adjusted and tightened.
I provided maintenance on all 3 systems and tested equipment operations. The upper office and pool entry way systems are operating ok at this time. The above pool unit had a bit of a lower temperature differential while operating. After about 10 minutes of operation the outdoor fan motor dropped off. System will need a new motor and potentially an adjustment on r-22 refrigerant All 3 systems are from 2007
